I haven't run into this for a while but Friday I have deja vu.  A couple of years ago I have a very high end riverfront estate for sale and a "buyer" wanted to buy it for his wife to be.  They came 5or 6 times and discussed alterations and furniture placement.  Subsequently he made and offer and couldn't get a loan but, at least for a while, he made his girlfriend think he was rich.

I took a couple to look at to look at building sites.  He's going to build, for his girlfriend perfect English Estate on a property with a lovely creek.  I showed them the two he wanted to see, which wouldn't work, then showed him a property I know  that exactly fills the bill.  Girlfiend loved it.  It looked like properties we saw along the Avon the last time we were in England.  She wants that property and the one next to it.  Now rich guy has to find a way to tell her he can't pay almost $200K for the building site.  As we're ending our appointment he gives all the signs that we're just going to look at expensive properties so the girlfiend will think he's rich.

 The big surprise is he called today and he's buying it.  That the second time the scenario has worked out.
