Campbell California Real Estate Market Update; Home Listing and Sale Trends though March 2011.

The number of Sales of Campbell homes in March 2011 was unchanged compared to March 2010, and were very slightly  (10%) below average for this time of year.

The number of Campbell homes put on the market  For Sale in March 2011 was 7% below average, and that follows the countywide trend of fewer listings. The reduced number of listings For Sale tends to keep  upward pressure on prices even though sales are slightly below average.

Campbell California has not been as hard hit by foreclosures as Santa Clara County at large. Nine percent of all Campbell sales last year were bank-owned  REO sales while 15.5% of Countywide sales were Bank-Owned REOs.

At present, agents feel a shortage of Campbell homes For Sale, and well-priced Campbell Homes that are properly marketed are selling within 30 days.

Campbell, CA seems to be doing OK. If you can get some listings and price them properly, you may count on fast sales.
