Some sellers are more confused than ever.  With all of the actions by the governmnet to intervene in the housing crisis, media spin on housing and the economy, banks still offering modifications that don"t work (if you don't believe me, hit me up or keep an eye for a future post about why) and real estate signs everywhere, it is no wonder that many homeonwers get cold feet and are unsure of where to turn or what/whom to trust.  Sellers should look for the following when seeking a professional to assist them:

 

  • someone they feel comfortable with
  • a Realtor who has a local presence...and not necessarily the "local big shot" but someone that knows the area!
  • Experience...I am sorry newbies, but if you are just getting in the game (good for you), but a seller should be looking for someone who has closed transcations, has a track record, has contacts at the banks, knows the paperwork and time flow, can talk the talk and walk the walk and most importantly get the results the seller deserves and should expect. 
  • A team of agents to collaborate and share in tasks that take away from a producing agent (someone who will take paperwork, submit docs to the lender, assist in the listing of the home, taking phone calls and marketing.  This helps alleviate the chance of Some sellers are more confused than ever, kicking in like a toothache.
  • That get's me to MARKETING....my favorite of all of these.  You see until recently, I had not embraced the internet and how it could benefit me or my clients or potential clients.  Now, Team Texidor relies on the internet to market for buyers and sellers, lead generation is flowing all over the world wide web and not only has businesss picked up, but sellers are happier and more confident in Team Texidor because they can see that our efforts are fruitful...and that is what sellers want. 
  • Communnication through the process...what was that?  Yeah communicate!  I have been guilty of slacking in this area, but now we have systems in place to alert us and automate the process of reaching out to sellers on a regular basis to keep them engaged and informed.
  • A way out...I always give my clients the option to fire me and I do so to help build their confidence in Team Texidor and our service.  When a client knows you we are willing to surrender if our efforts are not producing, then they have their expectations set and can hold us to a standard...continually raise the bar!
  • Someone who will tell them what they don't necessarily want to hear.  Now, while I like to take on lots of business, I will not work with a seller that is unreasonable or not "bought in to the program" from the getgo.  An honest sales agent in any industrycan dictate and control the course of action by establishing comand and control through knowledge, experience and results.  Remember, sellers are in this predicament for the first time in their lives and we as industry professionals deal with the mess in housing everyday.
