Endre--What am I missing here?  Is the vacant lot part of a mountain?  Will they dynamite blast into the mountain to build a house?  Since the other two commentors did not ask, I am thinking I must be really dense not to know what is going on here. :-)

Pat- I had to first thank you for the visit,BTW Donald's and Ken's comments did not give me an alert that I received a comment...but that is another story or post....

Now to your question Customarily in the Santa Monica Mountain Range any lot under $500k will not be flat it will be a straight wall up or down...under $100k generally it will not be on a paved road, so a buyer has to consider how much it will cost to put electricity, water and plumbing in in addition to a paved road generally speaking that could cost $100k-$1million...... hence this is a fantastic value...

Now to really answer you question builders build a garage and two stories up from the garage, they have to grade the land and then put in retaining walls of about average cost of $250-$300 per square foot. So if you build a 300 sq ft home you will pay about $900k to build your dream home plus land hope this helps:)))))

Wow Endre, that was my question too... how do you get up there?  I was thinking elevator... if you put this all into perspective it makes sense.  I guess you would have some great views from any home that is build up there!

Endre...now I know that I do not belong in the mountains at all; studied the photo, saw the roadway, the sign & the second photo of flatter land.  The area is gorgeous and for those with the $$$$ and the non-fear of heights I can see how this would be a great place to build their Dream home--couldn't say that "they didn't reach for the heights" . wishes for a solid sale here & there are buyers for every thing[property] out there. Silvia, the least expensive way to build is you put a Garage at street level and then two stories above the garage. Now if you want an elevator inside that is anothe $25k to the project. If you want to build higher up than you have to plan on spending more money. Seperate the Garage from the house foundation and then you can build higher.....

Tim, your are so funny, we live in Southern California, no snow here....well OK first time in a hundred years the snow level dropped to 1000ft so the Malibu hills got a bit of Dusting:))) Sherman Oaks is generally 10 degrees warmer than Los Angeles:)) NO dynamite needed, the hillside crumbles....hence the need for retaining walls
