It's the spring selling season here in the Warren County area.  Homes are flying into the MLS, all that pent up waiting through the winter released, THIS year we're going to sell!!

And now Mr. & Mrs. Seller you're making an important decision about which REALTOR® agent or team is going to market your home.  Now there are many varied criteria you should use for the process, but let's throw out one that you SHOULDN'T use:  How well known the agent is!

This isn't like the TV show where everyone knowing your name matters.  Oh don't get us wrong, it helps the AGENT big time to have everyone know his or her name!  But you as the seller?  Not so much, UNLESS that agent has a full scale, hard core marketing plan and systems in place to make it work for YOU.  If not, then all you have is an entry in the MLS and a bragging point with your friends that you're listed with Joe Superagent and you're one of his 143 listings!  Now if they've got the marketing plan and systems in place and that's who you want, HIRE THEM!  We're cool with that!  Just DON'T hire them strictly for their name without considering alternatives!

Finding the right homeThe buyers, they're like Rhett Butler and frankly don't give a rat's patootie WHO your agent is.  They're busy negotiating the maze of ALL the existing inventory and they'll never search for homes by "agent name".  They come to YOUR home because it fits their needs, PERIOD.  They don't care about the agent, they don't care about the brokerage, they care about your home as a PRODUCT that fits them and they're needs, and that's why the marketing and attention to detail are so vital. 

So when you're screening for your next REALTOR®, don't be blinded by the name.  Ask the questions, HOW are you going to make the buyers want MY home over all the others?  We're ready to answer that question, just give us a call to set up an appointment!

Liz and Bill -- A while back I lost a listing to an agent who the seller claimed is the #1 listing agent in town.  Really?  The home did sell after repeated reductions and the address when Googled showed only three entries,  Then I learned that other agents just piggyback on her name.   She was selected by exactly what you said and definitely NOT by any marketing that was done.  I understand how you feel.

Barbara, That's part of the issue, agents can claim just about anything, sellers don't have the full picture to verify.

I agree sellers do not have the full picture--they just want to sell their home at the best price the market will bear and as hassle-free as possible.  Many "Big Name" agents with dozens of listings do little more than list it on the MLS and wait for another agent to show and sell it.

Norma, We've seen it both ways with the Big Name agents when we show.  Some do have the customer service thing down, others....not so much.

Cindy, It has to be challenging to give full attention to any one listing once you pass the threshold of personal service.

BLiz, it's almost scary that homeowners think that the "superstar, big-name agent" is the best option for selling thier home. Congrats of the feature.

Rat's patootie.  I love it.  And you are so, so right.  I have lost a couple to Mr. Big, or rather Mr. was bigger.  Once he has the listing that is the last you will see or hear from him.  He won't be sitting your house and greeting buyers, his minions will, most probably a newbie who needs the business.  Oh, does this post ever ring true.....

Eric, It's all about perception and not necessarily reality.  Sell the dream is what they're doing.

Jane, Bait and switch if the sellers don't ask those questions up front.  Yes you too can have a fresh out of school agent taking care of you! :)

Congratulations on the featured post.  Great subject that needs to be written about more often.  Sellers don't understand fully how it works, and the easy way out is a big name agent... however when they try the services of a great team of Realtors like yourselves, they will be loyal clients for years to come.

Ellie, Picking the big name is the easy way, and sometimes those big names do have it down pat....but with that big name comes a trade off in personal service.  The rest of the team may still do it right, but you can't reasonably expect to get much of the big agent's time.

Tammie, That is the bad part, the seller doesn't always have access to the real facts to assess just how well any individual agent performs.

Karen, We'll take care of our clients, that is for sure :)

Tni, We'll have to work for that category 2! :)

I have met some clients of superagent that are disappointed because they are really dealing with a lesser member of the 'team' not superagent themselves. It's so important to find an agent that fits your expectations.

Janice, There needs to be clear expectations established up front.  If Joe Superagent tells them up front that "the team" will be handling everything, then the sellers should accept some blame for their unhappiness later.  However, if they don't get told, they have every right to be upset.
