If you've been following the series, the open house is scheduled for tomorrow.  I hope it's a successful one for you.  If you missed the earlier posts, start from the beginning.

  • Ensure Utilities Are On - If the property is occupied, I suppose this is not really necessary.  However if you are holding open a vacant property (including REO's) then it's important to know in advance what utilities will be available.  If there is no plumbing, it could have a very big impact on your decisions about when and how long to conduct the open house.
  • Print Your Guest Registry - Some agents use a sign in sheet, others use an index card.  Maybe there's a drawing or free offer to encourage people to share their info.  No matter what format you utilize to advise people that you represent the seller and obtain their information if a possible buyer for this or another house.
  • Prepare Your Open House Info Kit - anytime you hold an open house, it's wise to have some information on yourself, your company, your other listings, other listings in the market.  Something to give the prospect who comes to your open house.  Of course you'll give them your card, I mean something that THEY will find valuable right from the start.  A homes for sale magazine, company promotional materials, keychains, drink cozy's, bottled water with your branding on it.  Whatever info you customarily have when conversations arise, that's the stuff you want to get together.
  • Check your Signage - the time to ensure you have enough directionals and they are in good order is not the morning of your open house.  That doesn't give sufficient time to make arrangements if something goes wrong.  I have a Rubbermaid box full of my signage, air freshener, scented candles, paper towels, toilet paper, swiffer cloths.  It's all together when I need it and easy to check the day before.
