Opinions, it's said that like an anus every one has at least one. That's such a great statement, because there are those who's opinions seem to emanate from such an organ. Then there are those who seem to be lacking the latter, they'resaid to be full of it. There are those mentally afflicted poor souls who truly have no opinions and no social or professional value.

Separated, out of respect for those we've mentioned above, are those who out of perverted logic, claim to be professionals and fiduciaries yet have no opinions or despicably refuse to express their opinions!

I think my opinion is obvious! I judge a person's worth both personally and most importantly professionally by their expressed opinions!

I don't ask anyone to agree with me! I ask that people express a logical opinion. I reject the person and opinions based on hate.

There's nothing less professional, more useless than employing an agent with out or refusing to express their professional relevant opinions!

Of what value is an agent with out their professional opinions based on specialized education and real experience? In most areas there is very little information on the MLS that's not available to the on line consumer. Consumers can generate an average quality offer using available forms or software for $20 or so. For $50 they can have a para-legal prepare one in most states. Attorneys will do it for $100, real estate attorneys about $300. Faxing seldom exceeds $1 a page. Many agent's today don't even drive the clients to the listing, the cost of gas even at today's prices is irrelevant! A cab or limo even with waiting time is unlikely to cost more than a $100 or so. Sellers can open doors. The value of an agent is in their opinions! All other services provided by real estate agents are of nominal value and available al-a-cart else where!

Let me be perfectly clear. The value of any agent is only relevant to their expressed professional opinions!All other services provided by real estate agents are of nominal value and available al-a-cart else where!

There are some legal and common sense issues we must temper our opinions with. Civil right laws restrict steering directly or indirectly. Securities law must be complied with. Although I've recently seen some really strange rationalizing involving these laws recently to avoid expressing an opinion, I'm very disappointed.

Some states require offering lists of related service providers, you can comply and still express a professional opinion.

I'm not adverse to expressing my opinions on most subjects, but there is no reason to get into politics or religion with most clients.

My biggest problemwhen I was first selling homes was a tendency to ask SFR buyers "you'd live here?" with an inflection that left no dough I wouldn't! I would express a negative opinion on some thing like sleeping in a house with a 40 amp knob and tube electrical service! There's a difference between personal opinion and professional, there is also a difference between a negative opinion and a positive one!I would never endorse any electrical system, roof, hot water, HVAC..., but I'd never haste to question or express an opinion about a potential problem.

Professionals must express relevant professional opinions to be of any value while avoiding the truly personal and irrelevant.

Who am I to express such things? I'm the world's foremost expert on the opinions of William J Archambault Jr!

That reminds of the story about the carpenter.  He goes to the homeowner's basement.  Takes a nail out and places it to secure the floor joists.  He says that will be $40.  The home owner complains about the bill and the lack of material costs.  The carpenter explained that the nail cost a nickel.  The other $39.95 was knowing where to place it.

I've been known to tell that story about a TV repairmen (They were the TV equivalent of Doctors who made house calls.) Regardless, it's knowing what to do, sharing your expertise that determines value!

Bill I don't think that I have ever run across someone that did not have an opinion, but I have run across several that do not have the conviction to express their opinion.

I can respect some one that is not affraid to express an opinion that is in oposition to mine.  But I have no respect for some one who pretends to agree with my opinion, because they are afraid to express their's

William, I had a someone contact me today about seeing a 700,000 listing. They had landed on my HAR page so went through to HAR on my website.  When they found out that I was not the listing agent I was told by the wife that her husband was an attorney and wanted to represent himself.  I told her we lived in the age of buyer's representation and described what I could offer.  He of course wants to go it himself.  Of well I know that I could provide them years of experience but the decision is up to them.  You can lead a horse to water; you can't make them drink.  She did tell me that if they could not find something on their own they would call me.  It is in the Lord's hand!

Like REALTORS and LO's there are Attorneys and their are attorneys!

Texas as you know gives attorneys the option of acting as brokers as long as they don't hires agents. If they want agents it's very easy for them.

I'm equaly sure you know what they say about attorneys that represent themselves. It is possible but rare for some people to represent them selves very well.
