Let's go back to before the race...

Once upon a time, there lived a Thoroughbred stallion who went by the racing name of Foregoing Risk.  He was trained and groomed by all the best trainers.  The public loved him.  He was a sure bet for any race.

Well one day, a new horse, a gelding by the name of Adventures Rising, showed up in the circuit.  He had been brought up by the same breeders, but received different training.  Adventures had spent almost all of its training to be the first horse out of the gate.  He was steady with his pace just like Foregoing, but after a couple furlongs he became a little unpredictable.

So after much controversy and hype as of to which horse was the best, they plut together a race.  The big day has come.  Their are fans for each racer.  The odds are favoring Foregoing to win overall, but Adventures is almost neck and neck with the odds postings.

The horses with their jockies are getting setup in the boxes.  The gates have been thrown open.  As predicted Adventures takes an early commanding lead.  Foregoing is holding true to his training... a nice steady pace.

Adventures looks like he is beginning to be tire and then another burst of energy  keeps him ahead.

 But wait, what's this? Is Forgoing catching a sudden burst of energy?  He is coming around the bend.  The timers have him at only 1.1 thousandths of a second behind Adventures.  Could he win?  It going to be a photo finish... and the winner is...

Jason, besides this being very creative it is also very true.  I haven't quoted a variable rate in months now because of the fixed rates dropping and the variables basically staying the same. It just does not make any sense to do a variable when my 30 fixed rate was only about .25% higher than my 5/1 ARM when my rates closed this week. A Borrower would have to know for sure that he is going to be out of the loan within 5 years in order to even consider a 5/1 ARM.

George - thank you for the compliment on the writing style... I agree that for less than 1/4 of a percent if a person is uncertain, then the fixed rate is the best way to go.  This way they have the peace of mind that if things should change, it will not cost them to refi.

Ray - that .11% figure was the national average... some places it is lower.  For instance, in Florida, I am seeing some lenders with 30 fixes in the 5's.  In others, it could be higher, as George pointed out.

Cowboy is almost 15 yrs old and a quarter horse just getting over lameness.  He could not even get out of the gate if he tried.  He would rather be in the infield of the course eating the grass.  :)
