What is the BEST Month for the Highest Number of Sales - Denver
On every listing appointment I go on, the seller asks, WHEN IS THE BEST TIME TO LIST? There are different answers to that question. Putting your home on the market in Denver just after the New Year, puts your home on the market when the inventory is not as plentiful, and a seller has less competition, but also less buyers. During Denver's winter weather, the showings could be limited.
Sellers usually think the best time is when spring kicks in, the buyers are out and about and the kids are almost out of school. You and thousands of others. The good part, putting your home on the market in the spring, there are flowers popping up, and the grass is starting to turn green, making for better curb appeal. The competition is fierce, and pricing may need to be more aggressive, as the buyers have lots to look at before making a choice!
With most of my business being in Denver - here are a couple popular zip codes of areas I work, and the month with highest number of sales for 2010. (I did a search for $300-$600,000 for detached single family homes only)
Zip - 80220 - 165 total sales
Highest number of sales were in June (22) 2nd highest month was 18 which tied April & May (18)
The lowest number of sales were in January (7)
This was interesting --- with an average of 84 days on market - most homes were listed in April
Zip - 80210 - 216 total sales
Highest number of sales were in May (29) 2nd Highest month was August (24)
The lowest number of sales were in December (6)
With an average of 85 days on market - most homes were listed mid-March
In these two zip codes, SALES happened in May & June, so the best results begin with listing in March or April to ensure you have a buyer in those busy months!
