What's Happening today in the Arlington, Virginia Real Estate Market?

The chart below details all of the closed home sales activity in Arlington, Virginia for March 2011:

Sales volume for March 2011 is down a bit in terms of number of sales and in total closed dollar volume comparing March 2011 with March 2010.  However, this is likely a reflection of the increased 2010 activity due to the federal homebuyer tax credit last year.  Days on market is up from last March but sales prices are up over 6% in Arlington. 

Here's a snapshot of the current market for Arlington Virginia home sales in mid-April 2011:

  • Active homes for sale:  680 -- inventory of homes for sale has increased by about 120 homes from this time last month!  316 homes, or over 46% of these Arlington homes have come on the market within the last 30 days!

  • Average listing price in Arlington, VA:  $694,465 -- an increase from last month's average   $679,307 price.

  • Price range:  The least expensive listing price in Arlington is $59,000.  The most expensive home is listed for $7,950,000.

  • Average days on market:  70 days.  

  • There's an additional 403 homes in Arlington that are currently under contract pending sale.  245 of those contracts were ratified within the last 30 days.

As you can see from the stats above, Arlington remains a very active market.

Brian, I am surprised to see the 70 days on the market. We are averaging longer than that. Not sure where this market is going, but I am going along for the ride....

Closer in toward the city always makes a difference!  Not surprising to see so many pluses, albeit small numbers.  Inventory is going away too.
