The Kick-Out contingency is a contingency is usually used when the buyer has a home to sell.  Settlement is "contingent" on the sale of the buyers' existing home.

If another buyer comes in, the seller can give the buyer "24, 72, etc. hours to remove the contingency or the seller can "kick them out" and take another contract.

The house in Bethesda is the one I sold in 2005 when I purchased my new one in VA.

That property was very interesting.  I purchased it in 2003 for $363,400 and sold it in 2005 for $700,000.

My sons and I remodeled the interior and redid the exterior.  It was an adventure.  But, as soon as it was finished I sold it right away.  Bethesda had just about reached the peak of pricing and I knew it.

So, I built a new home in Virginia which promply went into the dumps like everything else in this market.

Can't complain.  I love my house.
