In today's competitive, sluggish real estate market every seller that REALLY wants to SELL their home must do everything they can to make their home be the shining star that will stand out from the competition.

I am not kidding about this. As a professional home stager I have seen this scenario time and time again. When a seller first lists their house for sale, they feel they don't need to do anything special to their home since their home is already perfect. Most times they want to see what happens at the first few Open Houses. WELLLLL, think again!

Buyers have such a huge inventory to choose from today that once they have seen your home, they have seen it! The opportunity has passed and if they are not thrilled with what they see, they will just move onto the next house. Today, buyers expect a home that is move in ready. If your home is a nice home that is filled with rooms of wallpaper and old, musty carpeting then you NEED TO REMOVE IT.

This week, my team was working at a house in Garwood, NJ. I was called in to give an initial consultation over four months ago on this property. My initial reaction was that the house was dark, dated and in need of many repairs. We did not get the job and I never heard anything more about the house. To my surprise, the realtor called me last week and asked that I resubmit my proposal because the sellers had to do something, anything to sell this house.

Thankfully, we got the job this time and immediately went to work on stripping the wallpaper and tearing out carpeting. Wallpaper was in every room of the house. Old, dated, dark wallpaper....well except for the bathroom which had bright pink flowers. My team is awesome, they had that paper down and all the glue on the walls cleaned, walls spackled and ready to paint by the end of the second day. I started the decluttering process which was no easy task.

Today, we painted the downstairs (yes, we, I painted). The major complaints that buyers said upon entering this home was that is was too dark and dated. NO MORE....the carpeting is up, yes there is that hardwood flooring that sellers always seem to hide with their musty old rugs. The dark, dated curtains are gone, along with the dark wood scalloped valances. The wallpaper is gone and the whole house is being painted a lovely linen white

Dark, dated, old?? You cannot believe how bright and airy this home appears now. It actually looks so much bigger. We are not even complete with the job and the realtor and seller were amazed.

SO WHY DID YOU WAIT SO LONG?? Do sellers really save money by not hiring the expertise of a Home Staging professional? Sadly, no!! This home has been on the market close to (1) year now and the price has been dramatically reduced.  

So when is time to take action? NOW! Stage your House BEFORE YOU LIST IT. Grab those potential buyers at the first Open House.

Buyers are looking for anything they can to beat a seller up on their price.  Why not take care of it up front.  I advise people to do a home inspection before listing.

Phyllis, I think tonight is "Stagers" night.  This is the fifth post I have seen from stagers!  You all are doing a great job getting the word out!  I am definitely an advocate for this practice!  Keep up the good work!
