Creating a real catchy flyer that stands out from the rest is an important part of selling a home. Although a real estate flyer alone won't make a house sell, it still is an important part of advertising to buyers. There are some tricks to make a flyer stand out and attract inquiries to your sellers property.

Getting Started –A Call to Action!!!

Use a  "catchy" phrase or opening to call attention to your audience, the buyer! Just as “Bloggers are in the business of headline writing ,which by the way is a great post written by the Real Estate Tomato’s finest, Jim Cronin, a sales flyers headline deserves equal attention in capturing  the attention of buyers! Headline should be in a larger font.


Flyers that get D minus


A picture paints a thousand words and so should flyers paint a picture about the subject property! Don’t limit your info to just the number of bedrooms, baths, garage size and a few poorly exposed pictures! Most of us have been guilty of using the standard templates for making flyers. It usually limits the content of the flyer. We  list  a few features, add the price, and our contact information. Some of us even include a big fat picture of ourselves! Buyers and sellers don’t care about our glamour shots !! They want well taken pictures of their homes for sale and want to let everyone see that their homes are the best in the neighborhood!.

Presentation


Use different font sizes and  types for headings, subheadings and footnotes! List features and information in an easy to read format such as in bullet point format. Use the right sizes of font and font types for the heading, subheading, paragraph, footnote, etc. Various font sizes and font types when used appropriately for any printed material will ease the eyes of the readers.

Content

Some of our sellers check the flyers that we create and sometimes ask us to jazz it up. They examine it closely for all the particulars and make sure that all their amenities are listed. Here are some points of interest worth mentioning on flyers:

 

  • Information about schools zoned for the area
  • Availability of owner financing, lease option
  • Any seller concessions
  • Availabilty
  • List benefits such as nearby amenities, transportation, restaurants
  • lot size
  • room dimensions
  • ancillary rooms
  • special features - state of the art kitchen, marble, granite...
  • architectural details
  • price of house


A Picture is worth a 1000 words


Now add about six good photos! A picture's worth a thousand words. Don’t just take pictures of furniture! Make sure they are professionally presented, crisp and on decent quality paper. Move cars if necessary and other driveway clutter. It's so important to have photos that are professionally presented. If pictures look shoddy, the buyers are going to find the property unappealing, not to mention what they are saying about the Realtors picture taking skills!

Be Approachable And Available


Don’t forget to put your name , e-mail address, blog or website address  in your flyer. Add something like"Feel free to call your Port Orange Real Estate Experts at 386-316-5968 for a showing appt. or if you have any questions about the property. Thanks for your interest in this property."

Next time you list a house and sit down to create your sales flyer remember to put some sizzle your flyer!!
Don’t forget to make necessary changes to the flyers. If  the  listing price has been reduced  grab up the old flyers and make new flyers with "motivated seller" and the reduced price.

The Worst In FLyers

Have you ever seen wrinkled , mangled , and ink bleeding flyers peering at you through the windows of flyer holders. Shame on you for not replacing yours with freshly printed professional looking sales flyers.  Another sticky wick of mine is the disappearing flyers from holders for weeks on end. Who took them and why haven't they been  replaced? Keep the holder stocked.

What do you think of the idea not putting out flyers to capture the buyer calls? I think its a very valid point? Do you?

We get alot of buyer calls from flyers. We sometimes purposely leave out the price of the house so they call us. Some people get a little frustrated with that but we try it every now and then.

Very good points! I agree completely--it's too easy to overlook the little things, like flyer marketing, or to do it poorly or with little though. The more we put in, the more we get out!

Some good points however, there are many points of view on the flyer's and your D minus in your area might just be an A plus elsewhere.

I agree that a picture is worth a thousand words, but I think getting buyers inside a home is worth a few thousand bucks.  For that reason, I keep the flyers inside the house so that an interested drive by calls me for more info and I have better control of the potential sale from the get-go.  They tend to last a little longer that way as well--don't have to worry about the weather or the FSBO competition wiping out the box. 

I actually hate creating flyers.  The whole process wears me out and drains my creative energy.  They still get done though because I out source them.

When the market slowed I started to put all my listings on each flier and I put them in every flier box. I put the featured listing at the top (the home where the flier box is located) and then all the other listings following. You never know what price range someone is in that simply picks up a flier so this way, they get to see everything just in case. Sellers really like it because they are getting exposure in numerous flier boxes of all my other listings.

I also remove my flyers during open house. Perhaps a empty flyer box is a plus anytime.
