Gabrielle, all good points. There is nothing so frustrating as an owner who insists on staying in the house during a showing, regardless of what kind of showing it is.
GOOD AFTERNOON GABRIELLE!Good stuff. I don't believe I have ever versed my sellers in this area so thanks for the heads up. I never have because I've always made it clear that they need to NOT be home for showings but we all know that that warning without giving good reason is bound to fail at some time.
Gabrielle, Right before reading this post, I just finished reading one on the top 10 things a buyer should never say to a seller. It seems like buyers and sellers are getting very comfortable with each other lately! While this could seem like a good thing, you're right that before making any negotiations, the Realtor absolutely needs to be present. Thanks for the post!
Things happen, and in this business we almost never mean good things when it comes to principals meeting without their agents on hand. Sounds like you handled it well, G. (With a drink:))
Gabrielle...yesterday I showed a property to a prospective buyer and the seller was there. Buyers loved the place and said to seller would you take X amount for the property. I could have died. I did suggest that we go back to the office and put an offer in writing. We did and are negotiating it now.

HI BOB! You definitely hand out great advice - we can't always prevent buyers and sellers from meeting - but it's always a good idea to tell them what to say and what not in these "oops - I just happened to be here" situations!
