         Unlike the impression created by some ......

A few recent blogs would give Buyers, Realtors and Sellers the impression that  buyers are just greedy and acting wrongly when they make low offers.

My Questions are :

  • Does the Seller not have the right to say "NO" to any offer?
  • In what way is it wrong for buyers to want the get the very best possible deal ?
  • Would you as the Agent for your buyer client suggest that your Client offers and or pay  more for their new home than what they need or want too?
  • How many "Better" offers have the sellers received?
  • What or Who made us the Judge and decision maker for the Seller or the Buyer?
  • How do we the Realtors know what the bottom line for the Seller is unless we try?
  • In what way  are the buyers today in any way  different to sellers in a sellers market (just a few years ago)?
  • Are Price Reductions any indication that the Property has Reached Market Value?

In Negotiations, it is not personalSome of the comments about how supposedly "greedy and inappropriate" some buyers are acting, in some blogs did raise more than a few hairs (mostly the gray ones) on the back of my neck regarding how they appear to be acting  for their clients.


In one post the impression was created that some of these buyers should not be so greedy and that some are  using their agent as a "mercenary snipers"

I guess our biggest issues are that if and when an Realtor or agency decided to enter into an agency relationship with a buyer, that:...........

  • The Buyers are now the Realtors Client, (and of the Agency) meaning that you are to follow their "legal" instructions, and act in their (the buyers) very best interest, regardless if you like it or not......
  • The Realtor and Agency we owe a Fiduciary duty to them, which includes confidentiality, respect, honesty, professionalism, provide the services as agreed to, etc.
  • If  the Realtor and or the Agency did or does not want to represent the client then sever the relationship, and move on and do not disclose any that may be part of the agency confidentiality, and write it off as a good lesson learned.

Many Real Estate Cycles ago: (way back in a previous century.......)
We where asked by a buyer to write an offer for $ 325,000 on a building with an Asking Price of $ 650,000.............although I was shaking in my boots and gave the offer very little hope, it was accepted as written.

What if I had acted as suggested by the bloggers that feel their buyer clients are acting "greedy or are kicking those that are down already".........

Hi Pfanns...good discussion topic.

Our experience with buyers is that no matter how much we show them statistics and attempt to educate them on the market, they all lose 3-4 offers before they win. The market here IS GOOD. It stopped being bad in February 2009. Homes are selling at list or above IF LIST is the correct market price. The national news has made new buyers think that blood is in the water...not any more. Not Here.

We hold the office record for offer writing for one buyer until we got one...46!!!! We work for our buyer clients but they need to adjust there expectations to match current  local market conditions or we are all wasting our time.

(hey....when things WERE BAD...yes we were knocking those prices down easily...we are no longer in a buyer's market under $400k. You can still puch down the 1.5 million properties :-)

thank you for your comments and feedback,

I would agree with you , in general the market is recovering to the point were well priced properties do sell relatively close to asking price (within 1-3% from the well priced asking price) for the lower and mid range properties.

The higher end still seems to have a litle ways to go as far as price adjustments.

46 offers for one buyer is real commitment, I am impressed.
