Message: DO NOT attempt to pet the dogs = DO NOT SHOW THE PROPERTY!
This post cracked us up. Over the last weekend I had the opportunity to show several homes. One had this for remarks 'Caution attack cat' and the other said 'Caution Pets' the third said nothing but should have had 'Caution, smokers and wayward cat that left his mark on everything.'
When I called on the attack cat, the licensee told me that the cat seriously does attack and they take the cat out of the home for showings. He then said that when he listed the property they specifically told him not to look the cat in the eyes. OK, I can deal with that, as long as the cat is gone.
The licensee that included a 'caution pets' warning told me that it was no problem, a friendly dog, lick you to death etc to include that they always take it with them when they leave. Of course this was followed by a 'go ahead and show it.' The dog was a pit bull type and literally opened the front door himself-thank heavens for a glass and screen door! The owners were not home, left the 'friendly dog' that was jumping at the glass and causing it to bow in and out...
The last one should have had a caution warning because our eyes were burning from the quick walk through we did.

In the private remarks on the MLS, the listing agent thoughtfully warned all buyer agents regarding LARGE DOGS inside the home with a side note that said DO NOT attempt to pet the dogs. To me it translates to say:
- DO NOT SHOW THIS HOUSE!
- ENTER AT YOUR OWN RISK!
- DANGER! DANGER!
Besides, the hair on the back of the neck would stand at attention when shuffling from room to room at a good clip while looking behind with every step in anticipation. Or that flimsy wire cage that Brutus and Maneater are in may suddenly disengage, leaving nothing but air between us! I THINK WE MAY SKIP THIS PROPERTY, if that is okay with you Mr. & Mrs. Buyer!
Yikes!
All humor aside, I must say that I will not put my client's safety at risk because someone refuses to cooperate and take the dogs for a walk or make sure their pets are extremely secure. Also, cats should not have free reign either as they may sneak through the door to escape or will become defensive and defend their territory.
Sellers, please be aware of the showing instructions of your home to buyers agents; it may be an unsafe situation to all involved or the death of your listing! Think about it!
