Rethink your sales price every three months

It doesn't matter how long the listing period is, it is good to talk to your clients every three months about the listing price. If it hasn't sold, what more can we do to make it sell? Right now it's spring and maybe we need to give the home a little more curb appeal by putting flowers in the front yard. Or whatever...

But who are we kidding? Is your selling price realistic?

If you are trying to sell a house that is older, has some issues, and has not sold during the past three months, what will change in the next three months? Even if your house is "unique", has absolutely no flaws, is well staged, but still does not sell, how can we change the dynamics and attract a buyer?

What if the listing agent has done all the marketing possible, there have been showings and maybe even an offer or two, but it still hasn't sold?

Sorry, there is only one answer in our market economy of supply and demand: LOWER THE PRICE!!!

Good advice there.  You are right it should be autopilot for us to do this every 3 months.

I so agree with you and every three months especially if there hasn't been much interested isn't unfair to ask.

True, but if you want them to take you seriously it is best to be in touch with them at least every 7 - 10 days.

If you can't further improve the property, a price reduction can really get more moving, depending on the time of year.  Unfortunately, many Sellers are letting us know not to even ask...

You are absolutely right, Hella.  There was a very interesting post not too long ago about "Are you in the market or on the market?"  It all comes down to price.

Three month! Wow! I have it written into all of my listing agreements that the list price will be reduced by 5%, every 21 days, at broker's discretion, if no offer has been accepted.

Stan: Sellers just need to be realistic.

Lisa: What else is there?

John: You absolutely need to be in touch with the sellers. But you also have to give the listing a chance - 3 months is my limit.

Sara: If you have done everything, then price is the last thing to consider.

Mimi: Right, the price.

JA: It's good to have an understanding about reductions with the seller. Mine is 3 months.

Pamela: As long as you have a plan with the seller. If JA's work's for him, that's great. In our market, 3 months works.

Hella --- I have weekly conversations with my sellers and email updates at least that often.   Three months would be too long in my market but every area is different and you at least have a standard that has been discussed in advance with your clients.

Hella, Today, it's about the price - so true! Real estate is local in nature.  And, selling a house is all about open lines of communication between the listing agent and the owner. In our area, at the listing appointment I discuss a price reduction within 30 days, if there aren't so many showings a week or there are no offers.  And, I talk with my sellers at least once a week.
