It doesn't matter how long the listing period is, it is good to talk to your clients every three months about the listing price. If it hasn't sold, what more can we do to make it sell? Right now it's spring and maybe we need to give the home a little more curb appeal by putting flowers in the front yard. Or whatever...
But who are we kidding? Is your selling price realistic?
If you are trying to sell a house that is older, has some issues, and has not sold during the past three months, what will change in the next three months? Even if your house is "unique", has absolutely no flaws, is well staged, but still does not sell, how can we change the dynamics and attract a buyer?
What if the listing agent has done all the marketing possible, there have been showings and maybe even an offer or two, but it still hasn't sold?
Sorry, there is only one answer in our market economy of supply and demand: LOWER THE PRICE!!!
