Having a home inspection is something that you should consider a MUST! I cannot over emphasize the importance of having a home inspection! Even if you think you know the house well and can tackle any repairs on your own, you want to be sure you know WHAT you are getting!
The home inspector comes with tools that you do not normally have at your disposal. The inspector can check for mold that may be behind walls that you cannot possibly know about without having the proper equipment. There is an enormous list of things that could be wrong with the place and having the inspection is the same as taking out an insurance policy. You are protecting yourself!
While most short sales and REO properties will not do any repairs, IF you know what potential problems could arise you just might decide to move on and not purchase that property after-all! So often people forgo the home inspection on these properties because it is being sold at such a reduced rate. There could be hidden reasons WHY it is being sold so cheaply!
Check your home inspector out! Is he licensed? What type of inspections is he qualified to do? If he can also do wind mitigation inspections, WDO inspections AND has a general contractor's license, you can be sure you are hiring someone who takes his business seriously since he has expanded to offer more than just a general home inspection! Just as we Realtors take continuing education classes and get designations, your home inspector needs to be able to do a host of things while he is there!
Remember, an ounce of prevention is worth a pound of cure! There is a lot of wisdom behind that saying that we used to hear from our grandmothers!!!
