We're NOT going to be popular with home sellers of a particular Hamilton Township development after yesterday's closing, but our buyers are ECSTATIC!!

After viewing approximately 30 homes and talking to multiple new construction reps, the home at 7234 Wethersfield Dr in Hamilton Township's Wethersfield community was the right choice for them!

This two story home features an open floor plan and a large family room that was very important to meet the buyers' needs. With four bedrooms, 2.5 baths, a private back yard, a full unfinished basement and a nice patio, this 2200+ square foot home was hitting on all cylinders!

And why the neighbors won't like us? Our buyers got QUITE the deal at $165,000! Almost $40k below the 2006 purchase price, and at least $30k below similar style homes recently selling in the community. The right alignment of seller needs along with our clients willingness act quickly once they knew it was the right home created that perfect storm! Any lower priced and The Liz Spear Team of RE/MAX Elite would be on Most Wanted posters for grand theft!!

Those perfect storms don't happen too often, but it's always nice for our clients when they can get a great price because the storm conditions are just right! Good for you! And congrats to your buyers. It's nice in the current market for buyers not to just HOPE they're getting a good price, but to KNOW that they are.

Lisa, They don't. We caught a relo situation at just the right time! Still jaw dropping. They didn't even counter the initial offer! :) Just signed and accepted! WOO HOO!! With patience & the time to wait, probably close to $200k value give or take a few K.

Dang, that does sound like a great deal...maybe that post I wrote about low ball offers needs to be amended...it does work when the Spear Team is your buyer's agent!

Cindy, Once in a great while, everything aligns perfectly for that low ball to work. In this case, the sellers were ratcheting down every two weeks. They were asking 174,900, we offered 165,000 to include 4k in closing (net 161k). NO counter, just accepted. Holy cow!!
