Those perfect storms don't happen too often, but it's always nice for our clients when they can get a great price because the storm conditions are just right!  Good for you! And congrats to your buyers. It's nice in the current market for buyers not to just HOPE they're getting a good price, but to KNOW that they are.

Lisa, They don't.  We caught a relo situation at just the right time!  Still jaw dropping.  They didn't even counter the initial offer! :)  Just signed and accepted!  WOO HOO!!  With patience & the time to wait, probably close to $200k value give or take a few K.

Melissa, It's sweet to get that deal done!

Cynthia, Yep, that might be one neighborhood that we don't want to direct mail farm!

Dang, that does sound like a great deal...maybe that post I wrote about low ball offers needs to be amended...it does work when the Spear Team is your buyer's agent!

Cindy, Once in a great while, everything aligns perfectly for that low ball to work.  In this case, the sellers were ratcheting down every two weeks.  They were asking 174,900, we offered 165,000 to include 4k in closing (net 161k).  NO counter, just accepted.  Holy cow!!
