What's My Home Worth, and How Do You Know?

Yesterday I showed property in the Lunada Bay neighborhood of Palos Verdes Estates.  We viewed property priced from $1,400,000 to $2,200,000.  The prospective buyers especially love the Lower Lunada Bay area with its flat streets and close proximity to the Pacific Ocean.  After showing six homes my business partner and I then previewed homes for another client.  Last weekend we showed 14 homes.  Last week another buyer viewed nine homes.  When a seller asks me what his home is worth I'm able make my guesstimate based on up to the minute knowledge of the local market.

 


 
When it is time to move beyond the "guestimate" and zero in on a list price I consult the comparable sales.  Since I have personally viewed them, either from showing or previewing, I have detailed information about the condition, floorplan and other amenities.  The appraisers who establish a value for lenders do not have as much information as an agent who is out in the field traipsing through home after home on a weekly basis.  We know whether the remodeled kitchen was a do it yourself project or a high-end professional job.  Appraisers call me on a regular basis to ask questions about sold comps they can no longer view. 


 
 
One of the chief values of a real estate agent is market knowledge.  If you do not know the market, and this means more than knowing the numbers, it is difficult to establish value.  Seller need their agent to possess intimate knowledge of sales in their neighborhood.  Buyers need their agent to advise them on   neighborhood values and recent sales.  This is not information that can be assimilated by driving by a property or studying the numbers.  It is accumulated knowledge.

Market knowledge is everything these days.  I had a listing appointment on Thursday for a very high-end home.  I know all the homes that have sold on market (via MLS) and off market so I gave them a fairly accurate estimate of the value of their home right off the top of my head.

They didn't like the number but I offered to show them the 5 homes that work as comps that have sold in the last year.  Being able to tell them exactly which houses sold and for how much got them to agree to be realistic and keep talking.  With a little more time, I'll get them to list for a smart price.

Peggy - Once a property is sold agents and appraisers cannot go back and view the interior for comp purposes, but it will remain a neighborhood comp for 3 to 6 months.  That's why I see as many as possible while they are active listings.

Dagny - I spoke with an appraiser last week and she was using the wrong neighborhood sales as comps.  The out of the area agent had the property listing in the wrong MLS area and the appraiser was using sales from that area as comps.

Mike - Knowledge makes our job easier too.  I'll be writintg an offer on a property this week and I've personally toured all six of the comps.  My knowledge is going to help the buyers write a wise offer.

So very true and wise.  I am sometimes in shock at appraisals and find they make no sense.  They can be all over the board and there is no "magic" to an apprasal number, when a 25 year old kitchen is compared to someone who went over the top to replace one - yet the square footage is identical.  

I know this is why folks value my services, as well as negotiating.
