Taxes Increase While Homes Values Decrease  - Greene County Assessment Controversy

 

Receiving a call this week, a friend let me know her real estate property assessment increased over $40,000, while the market has actually decreased in the past 4 years.  She has until the end of May to contest the increase that will affect the amount of taxes she will pay in the future.Government is increasing taxes in Greene County

 

Needless to say, it's a little shocking for so many residents to find themselves facing higher taxes. 

According to an article I read, Greene County is just catching up.

At a time in our history when higher gas taxes, lower home values and higher taxes will only cause more home owners to become distressed.  Springfield Mo real estate is still rebounding, short sales and foreclosures still make up approximately half of the sales. 


Property owners can protest their valuations by scheduling a hearing with the Greene County Assessor's Office.  If you feel your home has been overevaluated, don't hesitate!  Contact them today.

Kay - understanding the assessment process is a full time job ..... despite the fact that many people believe what the various assessment offices put out about the relationship of assessment to market values nothing could be further from the truth.

Assessment is not done by comparables as we do for determining the most likely price a home would sell for.

Assessment is actually a mass market approach using complex formulas, regressional analysis, and subjective opinion. In many jurisdctions a variance of 10% in either direction from actual sales is very acceptable in the final assessment of any given property.

What else is new...Where I live the taxes are going up every year by about five percent.

This is a common theme. Here they just adjust the tax rate up to compensate for the decrease in assessed values.
