What Are We Going To Miss About Charlotte?

10255 Stonemede Lane Matthews Home for SaleWhat Are The Sellers Going to Miss About The Home at 10255 Stonemede Lane Matthews NC?

My wonderful sellers are relocating to another city and have thoroughly enjoyed their time here in Charlotte.  They have bittersweet emotions about their move as they have loved living in the Charlotte area.  Most importantly, they feel that they made a wonderful selection when they purchased their home a few short years ago--including location, neighborhood and home.  Their home, which is absolutely gorgeous, sits on a very large lot in southern Mecklenburg County and has provided them years of enjoyment.  They graciously provided me a 'What will I miss' letter to publish here so that perspective buyers may have a deeper knowledge of this lovely home.  I'm sure that the neighbors will miss these wonderful sellers/neighbors as well and I'm also certain that they'll welcome the new neighbors with open arms!

Thanks, David & Megan for sharing this so that buyers can glean a better understanding of how wonderful your community truly is.  Lifestyle is so very important when selecting a home and it's nice for those relocating to the area to have a good reference of how centrally located your home is to everything Charlotte.

"Like you, our first interaction with this house was through an MLS report.  We knew that we wanted to start a family and wanted a nice large house in one of Charlotte's best school districts.  We fell in love immediately with the huge private lot, the personal access to Colonel Francis Beatty Park and the age of the neighborhood -- no cookie cutter lots or houses here!

Backing up to the park means that we get the best of both worlds - we have a large, quiet backyard when we want privacy and when we're feeling more social we can go sit out on the front lawn and chat with neighbors.  We love enjoying all the established trees and grilling out on the huge back deck.  Even when it's raining, we love to sit under the covered back porch and listen to the creek.

The neighborhood is small and lots of the families have children of various ages.  Our son has small children his age to play with along with older teenagers who can babysit.  Everyone spends their weekends outside.  It's great living in a social neighborhood filled with kids of all ages.

Colonel Francis Beatty Park and its running trails, duck-filled lake (which our son loves!) and childrens' play area are literally just a hop across the creek (or a 3 minute drive if you aren't feeling adventurous!).  We are one exit away from Stonecrest shopping center (and its movie theatre).  We hang out there at its fountains and listen to free outdoor music on the weekends in the spring and summer (while eating Dean & Deluca -- one of our favorites).  Being 5 minutes from a water park at the Siskey YMCA has been great on hot summer days.  Despite all of that, our commutes to work (David in Uptown and Megan in Ballantyne) are short even during rush hour.

Now that we're leaving Charlotte, we realize that we will miss this house and this neighborhood the most.  It is both perfectly private and secluded when we want it to be and close to everything Charlotte has to offer.  We hope that whoever buys our home will enjoy it as much as our family has."

What a wonderful letter from the sellers describing what they like about their home and community.  That is a great idea, Debe!

Debe - what a wonderful way to intrduce your listing, but even more so to share the love that these sellers have for their home. I know a couple of agents who are using video as well to share the sellers' story. Great idea!

I so enjoyed our talk last night - hope the next time may be face to face.

Wow, what a wonderful post.  Smart way to communicate what it's like in Charlotte.  I've been there and it's absolutely lovely - the place and the people.

I suggest this since I think it's such a great way to introduce a listing.  Love it.  Oh, and lovely home, btw.

Thanks, Virginia!  This actually sold a home for me in Foxcroft this year!  My sellers printed my post here and the buyers fell in love!  I love it when my sellers write these for me as it really does help the buyers to see beyond the brick and mortar!

Jeff:  Thank you so much--it is always a real treat to get to speak with you.  I'm not quite to the video aspect of this plan yet but, it's in the works!  Folks at my office are doing those but, I'm just not there yet!  Hope to see you F2F SOON!

Debbie:  Well, thank you so much!  Charlotte is a gorgeous city and this home is located on nearly an acre--great privacy yet still so near to everything that Charlotte has to offer.

Hi Debe...I have requested letters from sellers also as I believe they provide a very personal perspective to the house. Including it in the flyer enables buyers to understand the sellers feelings about their home.

You are doing a very thorough job of marketing this lovely home.

Debe --- these types of letters from owners are very appealing to potential new owners.   It doesn't seem as much as a sales pitch as a love letter of their home and neighborhood.

You are so lucky to live in such a great area!  Thank you David & Megan for sharing your story and I bet you will appreciate the finer things that Charlotte has to offer even more when you visit in the future!

Debe,

you made me read slowly and visualize every feature of the area. What an excellent idea using the letter written by the Sellers. And making it not "What the Buyer is getting" but rather "what the sellers will be missing" is genius

I have not read such letters on AR, you are our lighthouse.

Congratulations.

Kate:  You're so sweet!  I do work hard at it, for sure!  If my sellers aren't happy, nor am I!!

Michael:  Exactly!  I believe that's what sold one for me earlier--the fact that the letter wasn't pushy sales but, rather human.

Renee:  Thanks so much!  They're gems to work with!

Lee & Carol:  I love doing this but, can't seem to convince everyone what an impact this has on buyers!

Jon:  You're such a sweetie, Papa Jon!  Thank you!  I know that these sellers have loved living here--I live in the area as well and it's a great location--with awesome schools and SO much to do!  That's easier to 'sell' than being pushy about the home, for SURE!

What could be a better marketing piece for a home than the Sellers.  This is fabulous Debe.
