I love home inspections!

home inspectionI know they bring fear into the hearts of many real estate agents. I have had my share of transactions that have fallen apart due to the results of the home inspection. In fact, I was at one just the other day that uncovered some structural and electrical issues. It's an antique home so some is to be expected but we saw a little more than expected. We shall see what happens with it.

However, I really do enjoy home inspections. At each one, it seems that I learn something that I did not know before or find out interesting tips and advice. Sometimes there are things that I learn that I can use at my own house.

As an Exclusive Buyers Agent, I want my buyers to have a complete and thorough home inspection from the licensed home inspector of their choice. I like to see their questions answered and the condition of the home thoroughly examined for them. I would rather have them walk away from a transaction if the inspection uncovers items of concern than have them buy a home that may have problems.

If the home inspection reveals problems or items needing attention, the buyer has a few options - accept the house as is, walk away, ask for repairs or ask for a reduction in price to cover the cost of repairs. I tell my buyers to listen carefully during the inspection, read the report and take some time to digest the information and think over their options. Some issues have an easy fix and others are a major cause for concern. Your buyers agent can help you assess your options when it comes to the results of your home inspection.

I too love home inspections.  Attending them I feel makes me a better agent.  I'll never be a home inspector but I can become a more knowledgeable agent and I also want my buyer to know EVERYTHING before buying a home.

Hi Christine - Good information.  An experienced buyers agent can really help a MA home buyer.  As you already know, MA Home Inspectors are prohibited from providing repair cost estimates.  Most of the experienced buyer agents I know have some industry sources handy to help the buyer estimate repair costs.

Just one example of where a MA home inspector can not answer a client question, due to regulation prohibitions, yet a buyer with a buyers agent is better prepared to proceed through the home buying process.

I was listening to Zan Monroe the other day, and he encourages home inspections and appraisals right out of the gate for homes being listed.  Not a bad idea. :)

Jim...I am also hesitant to give an estimate unless I have had someone do similar work in the recent past.  But I can assist with referrals to those who can give estimates.

Gail....I imagine that would remove some of the surprises on the Seller's side.
