How I use a waiting list. After  2 decades in real estate, my business is  99% referral, and  limited to  Fifteen listings.

In a recent post, Lorrie asked  about this.

The waiting list is something that started early on when there were people I really wanted to work with and some I didn't. For the  2nd group, I used to say, "I have a waiting list," figuring they would reply, "Forget it!" and go somewhere else. But I found that some sellers were impressed that I was able to turn down a listing, and often they would actually wait to work with me.

As a Broker and listing agent, I make all my appointments and  contact my sellers. preferring fewer transactions and a higher level of service. I frequently turn down listings making room for better listings.

If the  commission question   arises, I can  promise having the highest commission rate. But since my clients come by referral, they already know how I work.

How  can a new agent  adapt this model and use a waiting list for their situation. My advice is to not rush out to take a listing as soon as someone calls. Take the time to get information in advance. Ask how many agents they are interviewing, and try to be the last they talk to. Even say something like, "I have room for one more listing this week." Even if you don't have many listings, that's a true statement. It also keeps you from looking too eager or too desperate. 

Always be ready to walk away from a listing.

 

 

 Sellers have to answer  my two questions with a yes.

  • Are you 100% sure you want to sell your home?
  • Are you 100% sure you want to use me?

I have chosen not to do business with people  I don't like or don't respect.  Don't think of it as turning down a listing; think of it as making room for a better listing.

  We let people know up front how we work....and like you, our new business is by referral...certainly makes things easier when the sellers know what to expect and are expectantly waiting to list !

Margaret - I've never used that line, but I have found that prospective clients seem to want me more when I try to blow them off because I'm getting ready to go out of town or they want an area that's too far from me...

Margaret, waiting for the best is a great concept that communicates to potential clients that you are a true professional. Doctors, lawyer, counselors, and even builders put systems in place whereby customers and customers don't get immediate appointments.  Not seeming too eager is something that i have been toying with also.  My new attitude is that I would prefer to get the listing if it meets my criteria, but I do not NEED to get it to survive.  I actually terminated a listing because sellers left their "beloved" dogs use their unfilled swimming pool as a potty!  Ugh!

Really thought provoking blog.  We currently have 10 listings, but are regretting taking a few because now we realize the sellers just weren't "100% sure"....so here we are... using valuable time and resources on someone who's not serious about selling.  Really like the "only have room for one more" idea.  I'm going to have to mull this over and think about how we can use something similar.  Thanks for sharing!

GREAT post Margaret!  I did not do this my first year in real estate but I learned very quickly to be selective when choosing clients because I wanted to build relationships that would last a long time and that would increase my business in time.

Margaret - People like to work with people who are exclusive.  It makes them feel important.  I like your two 100% questions.  Working with someone who isn't 100% sure that they want to sell is like banging your head against the wall.
