Can I Put My Clients in Time-Out?
This is a great post by Pat Haddad about the perils and pitfalls we run into when listing a home. Sometimes I think sellers are too emotionally attached to their homes and some of this is on purpose
It wasn’t easy, but you convinced your seller to use your stager. The house looks great without the purple leopard skin sectional and retro ashtrays. It wasn’t easy, but after showing them comparable after comparable, the sellers agreed to a price you are at least not embarrassed to put out there.
Finally the paperwork is done. Virtual tour has been shot. Sign in yard and lockbox on house. We are up and running and live in the MLS!! But wait! The showing company calls to let you know the seller declined their first showing!!! You call the seller to see if someone has come down with typhoid. ‘No, I just forgot to load the dishwasher and make up the beds before I left this morning.’
AAARRRGGGHHH!!! Remember we talked about this? What a pain it is to have your home on the market and to have to be ready to show at a moment’s notice? It only takes one buyer and the one you turned down may have been that one!
Do we finally have that clear??? Absolutely!
Another showing scheduled and it is the showing agent’s number showing up on my caller ID. An offer?? ‘Pat, I did not want to write this in the e-mail feedback, but your seller was there for the entire showing. She acted very confused and made us feel very uncomfortable. We left without seeing much of the home.’
AAARRRGGGHHH!!! Remember we talked about this? Buyers are very uncomfortable with you there and will not tell their agent their objections to the home which may be able to be overcome if you are standing there listening. Next time you will leave and walk the dog, right?
Feedback from showing number three—maybe some good news at long last. “ Sorry—we did not see home. Storm door was locked and we could not get to lockbox.” AAARRRGGGHHH!!! Remember we talked about this? You would only lock the storm door at night when you went to bed and would unlock next morning. You forgot. Buyer’s agent should have called me to see if there was another way in, but he did not. His buyers wrote on another house.
Mr. and Mrs. Seller. This is a team effort and I am doing my part. If we are to get your home sold, you are going to have to pay attention! Next time I will have to put you in time out! Don’t make me do it!!
