Don't You DARE Take your Sellers for GRANTED!
We listed...we marketed...we tried...we Expired.
Unfortunately in this "economy of indecision" an Expired listing is a potential outcome for any of our sellers. Despite our best marketing and pricing efforts last summer, we too expired. And despite my best attempts to thwart the legions of calls from agents that my sellers did not want to entertain, they came anyway.
The interesting twist to this story is that I hadn't learned of my sellers' exposure to "every tactic in the book" until we got back together early spring to discuss our strategy to re-enter the market. We were taking a walk together and it just kind of came out...the barrage of calls, some of the same agents even daily as if the sellers were just a tickler in their daytimer.
Granted I felt we had a strong connection of trust at the start of the listing process (they were a personal referral), I never thought to treat them any differently from another client. "Service 101" innately kicked in, namely consistent communications.
Even after expiring I was vigilant about sending activity in their area to keep them informed. I had no idea if they were to re-list in the spring or not, but that didn't matter...I wanted them to have the tools to make that decision for themselves.
And wouldn't you know, because I did stay in touch...they did re-list...with me.
