That phrase "when pigs fly" can be a good check for you on reality. If something is too unreasonable to believe, it is not going to happen. In real estate an appraisal coming in within range, a bank funding a loan by closing, an agent providing you the seller's disclosure for your buyer, a prompt reply back to purchase offer for your buyer. You will pick up on what is working OR NOT and who are the Bozo's in real estate pretty quick. With new people, figure them out quickly, with experience with others, know who to steer clear from.

Don't imbibe on wishful thinking. Live in the real world.
