How Can EVERY Real Estate Agent Be #1???Aces

Dear Liz
My Deerfield Township neighborhood is in high demand, and we get lots of postcards and flyers hoping we'll list with them when we're ready to sell our home.  But strange thing, it seems like EVERY agent is claiming to be #1!  What's the deal?

Dear Skeptical,
Amazing isn't it?  And each of those agents is under obligation to be able to support their claims of being #1, but here's the deal. 

Numbers can be made to dance the tango if you present them in a way that makes them tell "the story" the way you want.  There's dozens of different ways you can present home sales data....time frame, location, style of home, type of home, price range, total volume, total number of sides.  Each of these can be a path to #1 claims.

Pick a small enough time frame...Presto!  Agent is #1!  Pick a small enough price bracket...BAM!!  #1!  Pick a small enough style of home...two story four bedrooms on a golf course....#1.  Is it number of sales by total dollar value or number or number of transactions?  Two more #1s!  Is it number of listings on the market?  Number of buyers brought to the area?  Number of happy clients?  Zillow agent reviews?  Angie's List reviews?  Better Business Bureau rating?  BLAH...blah...blah.....

You can see there's no one true standard for what #1 means.  We can lay claim to being the number one listing agent in Simpson Creek Farms because we've sold TWO listings in the development out of the TWO opportunities we've had in the last year.  When no other agent has closed more than one, that makes us #1!  Although from a pure numbers standpoint, not that much difference between one sale and two is there?

blue ribbonSo take the claims with a grain of salt.  When you're ready to pick your REALTOR®, don't automatically pick the "#1" agent.  Interview, find the right fit for you.  Great marketing, great customer service, personalities you can work with are just a few factors to take into account.

Bliz,

Another well written blog post!  Like the two of you, my goal is not to be #1 to everyone.  My goal is to be #1 to my clients.  That, in itself, is a lofty goal, but one that I constantly work at, one satisfied client at a time.  You are also right in that you can spin numbers any way you choose, but it doesn't make them correct.

To each their own... We are talking about how successful people are marketing themselves, and if theywant to talk about their success, all the power to them. I know that many people want to know that the person they are dealing with is competent and successful.

Some people talk about their success, others blog about these agents... Flip side of the same coin, but looking for the same result.

I am aware that numbers can be interpreted in various ways depending on how they are presented, but if a person is actually lying they will be subject to discipline... That is a different story...

Darren, That's our goal.  Keep the clients we have happy, and add new clients to make happy, but stop before we exceed our capacity to do so.

Jordy, I don't have a problem with people that have TRULY earned their success and can back it up.  What I have a problem with is agents that twist the data to their convenience to give a false appearance to the consumer of their success.  Let's be real about the discipline part.  The average consumer has NO WAY to verify those claims, and the average agent ISN'T going to pursue charges against the fakirs of our business, assuming they even found out about it.  So those agents can continue to snow the public with their claims.  The least I can do is run a counter post to hopefully educate the public to help them understand how this game is being played at their expense.

Gwen, Do 80% of dentists recommend sugarless gum, or do 20% recommend NOT to chew gum??  Same stats, different slant :)

Don't forget being #1 in all of those different areas specifically just within their brokerage.  That makes for a lot more possibilities of #1!  Great post.

Beverly, Agreed. Take care of that requirement consistently and everything else falls into place, including being the statistical #1 if that's the agent's goal.  The challenge is being able to scale that service up reliably.

Clients are smart. .Saying you're number one isn't going to get you a listing. It's how you present yourself and show your worth which makes people connect and trust you to help them sell or buy a home. I love reading posts when someone shares something a clients said. It's so great to hear a real life experience.

Elisa, Most consumers are naturally skeptical, and I don't know that is such a bad thing, keeps all of us on our "A" game.  So much advertising, not just real estate related, bombarding us.  We have to analyze, figure out what the claims REALLY mean before proceeding with our purchases.
