If you are preparing your home for sale and having a hard time with furniture placement, you can bet it will also be an issue for potential buyers.   Buyers won't take the time to figure out a confusing layout so it's best if you resolve the problem prior to listing and present an attractive floor plan.

Consult with a staging professional for furniture placement that is appealing to buyers.

After years of living in their home, many sellers can't visualize their furniture any way other than how they have it.  Most furniture is placed for comfort and convenience, based on the owners' needs.  When selling, furniture placement must show space and the function of each room in order to appeal to buyers.

This is where a home staging consult can make all the difference.

Many times existing furnishings just need to be relocated.  A couple years ago I did a consult which involved switching the furniture amongst three rooms.  The area being used as a living room had two love seats and two chairs crowded into a small area.  The area being used as a dining room was more spacious and not being used to its full potential.

The two red sofas were found crowded into a very small family room.  Once again, too much furniture in too little a space.  The sofas became more impressive and inviting when moved into the larger room.

The sellers were not willing to  remove the flowered wallpaper around the windows,

but they did remove it from around the door in the front foyer and it made a huge difference.

Sharon, this is impressive. You prove that staging is about emphasizing original purpose of each room regardless of how seller decided to use them in their "before this house is for sale" life. It is so smart to put those red sofas in the living so they draw your eyes away from floral wall paper. COngrats on quick sale and cooperative client.

Anna:  The floral wallpaper wasn't half as bad once the floral sofas were removed.  It was very satisfying being able to use what they had and create such a transformation.  It was funny how they had all three rooms of furniture in the wrong room!

Sharon- Have to tell you what a find with those red sofas!!  You did an absolutely perfect job of MSA (moving stuff around).   Those sofas look like they've been there all along!

Shar:  We aren't always this lucky to have nice furnishings to work with.  The house and furnishings were beautiful, they just needed to be arranged better. 

Kathy:  The homeowner couldn't understand why she hadn't thought of moving them.  She loved the new arrangement.  The sofas were perfect for the living room!

Maureen:  Thank you!  The appointment started as a 2 hr. consult paid for by the Realtor.  The homeowner had me back for an additional 3 hrs.  I helped them move all the furniture and place all the accessories.  Nothing was brought in, only used existing stuff in house.

Debra:  Thank you!  The seller was so happy with the transformation she wished I could help her with her new home, but she moved too far away.

Holy Cow Sharon! It really does, as Ana said, look like magic was performed! So glad they listened to you (mostly) about the wallpaper. It looked like they had just gotten a little crazy with the wallpaper and ended up papering over the sofa! Yikes!! And the floral sofa doesn't look bad AT ALL in the little family room. Like Janet, I too love the red pieces in the living room. So warm and cozy. Plus it made the rug look fantastic!

Ana:  It was very rewarding!  My favorite kind of staging job, actually!

Janet:  I know, it matched so perfectly too!  LOL!  I'm sure in it's day, it was a great look.  I'm sure it was very expensive.  Time for that pattern to be broken up a bit though!  I was so happy when I found those red sofas in the family room.

Pamela:  It felt magical when we did it!  The seller was so excited.  The floral love seat worked fine when removed from the wallpaper and it's twin.  An interesting note:  that's not a rug with the red sofas, it's painted on the floor.  It's really quite beautiful.

Sharon P:  There was sooo much of it, and the matching furniture...it was ghastly!  The sellers were willing to remove it from the foyer (main entrance) and remove the furniture, and that made such a difference!
