Morris County Stager: Selling Tips For Sellers and Agents

Match your home's inside style with the outside style: If you live in a contemporary, young neighborhood, stage accordingly - that's what buyers are expecting, so don't disappoint them with traditional furnishings which aren't cohesive with the home's façade.  

Paint Color: If your home has flashy or dark colors, the best investment you can make is painting in neutral, unifying colors throughout that complement each other while making the space appear larger. Moreover, painting yields a 150% return on investment!

Storage: We've all heard sellers need to declutter and a great way to accomplish this is by temporally renting  a small storage space which serves two purposes: Rids the home of extraneous furniture blocking the home's architectural features (less is always more in home staging) and gives you a jump start on moving day - less packing ='s less stress!)

Always design and stage from the doorway of the room: This is where potential buyers first view the room, thus form their first impression, so pay attention to where your eye is drawn. For example the bed should be the focal point in a bedroom, not an empty corner.

Consider room to room flow: Make sure there is nothing obstructing potential buyer's path from room to room. Store any bulky furniture to open up the space.

Use simple, balanced, small scale furniture: This highlights the room's space instead of making it appear smaller. Store any oversized wall units or large sofa sectionals and replace with loveseats and small scale chairs - remember, you are showcasing the home, not your furniture or decorating style.

 

Show off your hardwood floors: While your home is on the market use small area rugs or eliminate them all together - in today's market, buyers are looking for hardwoods, so show them off.

Hi Gabrielle,  Thanks for the post.  I've always believed paint is a great investment when selling a home.  I've worked new home sales for awhile and have watched buyers walk into a new house, look at the colors and go "I hate the color" turn around and leave.  

New paint in a resale home can help make it look new, bright and fresh.  I've had good luck with my sellers taking this advise and it pays off.  Have a great day!
