Contrary to the national media, there are plenty of ‘normal sellers’, which are not short sales or foreclosures,  in the Danbury and Candlewood lake.

Here are current stats for homes on the market

Town Single Family Condo Multifamily
Danbury 31/315 (9.8%) 46/262 (17.5%) 8/48 (16.6%)
Brookfield 11/123 (8.9%) 4/38  (10.5%) 0 /1
Bethel 12/111 (10.8%) 2/22 (9.1%) 1/6  (16.6%)
New Fairfield 21/135 (15.5%) 0/4 0/2
New Milford 26/268 (9.7%) 6/78 (7.7%) 1/13 (7.6%)
Newtown 23/240 (9.6%) 1/12 (8.3%) 0/1

.Information per CMLS 4/27/2011

Across the board, only about 9.5% of properties in the Danbury area are distress sales. This means there are some opportunities for investors, yet most buyers will be working with ‘regular’ home owners. Seller also need to keep in mind that their home may be competing against sellers that ‘have to sell’.

Jonathan, I think a lot of buyers are looking for a "steal of a deal".  You can't offer foreclosure-type contract prices on well-maintained "regular" homes!
