So I've been showing a lot of rental properties lately, and I've been SO surprised of the condition of some homes I've been showing...

 

I understand that rental properties are not usually the most well-kept homes.

 

What I DON'T understand is how landlords can expect to rent out a property that smells bad, that's filled with stains everywhere on the carpet, that has major cosmetic issues, that has grass in the yard 6 feet tall, etc.

 

It should be common sense that if you're trying to get someone to rent your home, that you try to present it in the best possible light!

 

With that being said, Realtors, let's try to keep the standards high when taking a listing for rental properties. Please advise your clients to do some general cleaning and to do whatever they can to get their homes rented out ASAP.

 

Because let's be honest, you are wasting your time, your client's time, and potential tenants' time by showing crappy rental homes.

 

 

Do you think ANYONE would want to rent out this home by the way its living room looks like?

Hi Norson,

I think what most Landlords fail to realize is that they are providing a business product. And that product will be desireable if presented in the best possible light. They can even charge more rent if their product is superior over other comparables in the same area. They don't get it though...they just think that their next tenant is going to "screw" them over so they don't put any effort into making it desireable. It's a shame really. because if properly addressed and managed, each property might have the ability to realize a higher cash on cash yield per annum.

Hi Norson...it's a sad statement about the perception of renters.  What these landlords fail to realize is that when they present properties in that condition, they are literally inviting their new tenants to abuse the property.  Why should they care if the owner doesn't?  The hardest part to imagine is being the listing agent on this one.  What were they thinking???

I have photos of my rental property, sparkling clean and staged and whenever I need a new tenant, I just pop them on Craigs' List and I get it rented right away. When you try to rent property that's in bad condition you end up with bad tenants and when they move out the properties in even worse condition and the cycle starts all over again.
