I read a post recently where a real estate agent was posting about whether they should leave the real estate profession. The market had slowed in their area and their income stream had decreased rapidly. They worried that if the market didn't pick up soon, they would have difficulty making mortgage payments.

What surprised me were the responses the post received. Everyone told them not to give up hope. It was a series of quotes about not giving up and lights at the end of the tunnel. And while I think the commenters were doing what they thought was best I disagree about the advice they were giving. Remember when you see a light at the end of the tunnel, sometimes it's a train coming to run you over.

Let's consider a few facts. The housing market is going from a period of fast paced growth to a downturn. The amount of business has decreased rapidly. If we all stay in the same business we are quite frankly ignoring the economic realities we are facing. And if as a group we can't see that the economy has changed, how are we fit to give advice to our clients about what they should do.

And yes there are some people that will leave because they thought this was an "easy" business and they discovered the hard way that it's not. But I think at the same time a lot of intelligent hardworking people will leave to find other thriving areas of the economy to work in. Or they will leave to pursue other business plans. And there is nothing wrong with that. Simply stated- that is how capitalism works. When certain sections of the economy weaken and others heat up people move around. If that didn't happen we would all be farmers trying to serve a very, very crowded market making very, very little money. I encourage people with million dollar ideas to pursue them and not feel guilted into not quitting a profession that has a slowing market.

I want to give an example of what I am talking about. I have a friend that grew up on a chicken farm. And for awhile after school he continued to work on a chicken farm. But at some point he saw that the future didn't look so bright for small chicken farms. So he went to business school. Today he is the CEO of a multimillion dollar company with 1000's of employees. So I ask you. Is he a quitter? A loser maybe? Or simply someone who found a better opportunity.

In summary I am not saying there is anything wrong with staying in the profession or leaving it. I am simply saying that leaving an industry with declining total revenues to pursue more lucrative opportunities is not quitting. It's simply the way our economy works. So, we should not guilt those who are thinking of leaving the real estate profession into staying, rather wish them good luck in their next adventure and maybe they will flourish there or maybe they will come back to real estate again some day.

Ki.  Very well written blog.  You presented several "ah-has" in your post.  Supply and demand issues pertain to our end of the real estate spectrum as well.  Moving on is not quitting.  If you work to make a living (not as a hobby), you should always "go where the money is"....

That's very true what you say. It's not quitting if you move from one profession to another. Like in real estate today, the market is very tough and if you decide to find gainful employment in another field, great. People leave real estate even when the market is normal because they just don't fit in right.

Great post. I wouldn't exactly call it quitting, but if you are considering leaving you have probably already mentally checked out. The business is never worth your mortgage. Your post gives people hope in both angles make the most if you stay make the most if you don't.

Ki, Great Job on your post! Leaving any profession isn't quitting: It's called Survival! Who's to say another person is quitting really? The person making the decision has determined that there's some other path that they need to take that will better their situation!

That reason is based on the fundamental nature of a person's existence: plain and pleasure principal. I'm pretty sure that most of us in the real estate market and associated businesses that are tied into it (home inspectors, mortgage, appraisers, trainers, advertisers, home improvement stores, building supplies, media, restaurants, dept. stores, BMW - Mercedes & other auto dealers, etc.) are probably feeling the CRUNCH - the PAIN! Most people like to avoid pain simply out of the need to survive. Normal brains are manifested to avoid pain because it can damage the body and mind physically. If a Realtor or any other profession where a person isn't able to make a living to pay the bills decides to seek other options in order to pay the bills and obtain life's comforts, then that's a basic necessity called Pleasure. That's SMARTS!

Some times staying on a boat with a large hole and water rising doesn't make sense, does it? That's why there are personal floatation devices (PFDs) - life vests. In our profession and any other sales profession, those life vests are called RESERVES - savings accounts, etc! After using up the life vests, then what? Have to seek other means of survival: land to stand on or another boat = another job to get by.

My life vests are that I'm fortunate enough that I have a degree and I'm versatile. Since the market has been tough here, I've been doing more rentals, handyman work, and videography. Also, I've reactivated my resume. I'm again getting calls from management recruiters. It feels good that I have something to fall back on. It'll take time for the right opportunity and situation to work. I know that just based on a recent call that I received from a recruiter who presented me with a possible position in St. Croix. Though the position didn't pan out because maybe I was a single father, what a feeling to have been presented with another PFD, especially one in St. Croix. Okay, I'm still day dreaming about that job.

One thing for sure, what ever other PFDs I may use I'll never give up real estate! I enjoy helping people and architecture too much. Real estate gives me too much PLEASURE!

The chicago market sucks. So what do we do, tell people its ok and we can sell their home. The reality is we dont know if it will sell. We do know that if it is priced right it should sell. And we do know that the buyer wants to get it free. A home will only sell if someone wants to buy it. The media is directly involved and needs to shut the hell up, they dont have a clue, and whats worse is they even know that they make it even worse but they dont care, even bad news is good news to them. So what do we do? We listen. We listen because america thinks that the news reports facts. NOPE. let me tell you something, do some research. There are people at the top of the media called the GATEKEEPERS. These people get paid to report certin things. Ever wonder why they pick and chose what news to let out? Ever wonder why its mostly if not all bad news? Is it by chance that the news is sponsered by depresion medication companies. For you dumb people the news tries to depress you on purpose. This way you go to the doctor and he gives you depression medicine. when you pay the money at the pharmacy it goes to the drug company, that in turn pays for the sponsering of the news. So...would it be smart for the gatekeeper to give out good news so the drug companies profits fall and then the studio has to lay people off. No way! This is the entertainment industry, this industry is built so that it always makes money, and you or them cant stop that. Why do you think its almost impossible to get a job in that industry? They dont want you to know about this. So they hire their brother or cousin and tell tem not to tell, after all they are in the family, and now their job depends on this.

LOL, or better yet COL (crying out loud), give me some depression medicine after reading your blog. I didn't use to be depressed until I read your blog. Are you calling some of us dumb? "For you dumb people the news tries to depress you on purpose." Better check your spelling, grammar, and sentence structure before you start calling some people dumb out in public. Come on, let's hear some better ATTITUDE stuff!

Individual Pessimism and Negativism is no answer to long term success in any business. Until people change their views on life and ATTITUDE, then any "market" will continue to "suck" (as you coined it) for those individuals.

Better get some Tony Robbins and Brian Tracy (Psychology of Achievement) CD's.

I just wanted to clarify that I (the blog writer) didn't write the above comment about the media cabal.  I just wanted to make sure because the last comment said

 "didn't use to be depressed until I read your blog. Are you calling some of us dumb? "For you dumb people the news tries to depress you on purpose."

My post was basically saying we should not belittle people leaving the industry.  And I hope people that do leave are successful in their future projects. The above comment, not written by me, was saying that the drug companies are behind the housing industry decline.

Ki, I clearly understood that you didn't write the "depression" - drug company blog. The blog said "by Realtor." Geeez, aren't most of us on this Blog - forum Realtors?

Okay, someone fess us... who wrote that depression peace? LOL. No, please don't fess up. :)
