Flyers: He Likes, She Likes, I Like

He likes flyers.  She likes flyers.  I like flyers.  We all like flyers.  It seems like most everyone likes fliers.  Well, except for some real estate agents. 

Buyer Prospects Love Flyers:

Here is a prospective buyer comment that I found on the internet when I Googled the term real estate flyers.  The comment was made in reference to a blog, "My Title Guy.Net".  He was saying flyers were a waste of time.   

 "So what I gather is because the Realtors don't include title people as contacts on their flyers they shouldn't have them? I've looked at hundreds of homes and each one that has a flyer I take, write notes on it and reference it later. You don't always get to go into a home when you are out driving around looking at properties. Sometimes the Realtor wait for it.... doesn't list the property on the internet. Gasp! Not all of us have access to MLS. What?! Not all Realtors are tech geniuses like yourself?! That's crazy talk!"

Flyer Box attached to Rental SignNeighbors Like Flyers:

A flyer gives the neighbor the opportunity to find out what they really want to know.  How much is the neighbor trying to sell the house for?  What do they have that I don't have?  Neighbors might know a great buyer.  They might also be interested in selling eventually. 

Sellers Like Flyers:

We are in a service business.  Our sellers want to feel like we are doing everything possible to find a buyer for their house.  A flyer is one way that we can market there house.  If sellers didn't think they were an important tool, why would so many for sale by owners make their own flyers.  I'm more than willing to make flyers for each of my listings. 

 

As a Realtor, I like Flyers:  Flyers are an inexpensive form of advertising.  I believe that more people actually look at flyers than they do the average business card.  Flyers can be saved.  They can be shared.  If the person is really interested in the house, they can use the information on the flyer to find it on the internet.   Each flyer can be as unique as the property it describes. 

NOTE:  This sign is NOT one of my signs.  It is a private owners sign.  This owner wanted people to be able to easily reach the flyer box.

I think flyers are great.  They give pertinent information, some photos and hopefully all the contact information.

Hi, Sondra.

The challenge is "the empty box".   We see far too many of those.

I recommend using a clear plexi-glass (plastic) Flyer Box.  

Glue one Flyer to the inside of the Box with some Clear Glue.  If all of the Flyers are gone, there will still be one that Buyers can view.

Hi Sonya, I do full color brochures instead of flyers. When they look expensive, the kids don't take them and whoever does take them are usually impressed. I received a call from a gentleman who said he picked up one of brochures on a property. He asked if do that on all of my properties. I said yes, that it is a part of my business plan and marketing strategy. He asked if he could met me at my office and I received a handsome listing. Not only that, the day I put the brochures in his brochure box and a buyer prospect took one. A few hours after I left, that Buyer's agent called and wrote a full price offer on the property. Do Flyer's work, Yes, even if I chose to call them brochures, it's all in the way they are crafted and presented.

I totally have mixed feelings on flyers, particularly the outside ones Sondra. I hate the black and white and rolled up ones. I like the color and flat and heavier stock paper, no price on the outside flyer. That being said they disappear, the ink runs with the color with rain (dependent on process), the box goes empty. If you live close enough to the box do outside flyers to replenish them or have the seller replenish them. Outside flyers are overrated, but inside flyers or brochures are very nice.

Hmm, I amthinking about William's brochure idea. We have brochures for inside the house, but maybe I will try them on the outside. If he says people don't take them, then that would be great! Our flyers are gorgeous, but the brochures are even better. We have a professional marketing department that does custom work for us. They're great!
