Active Rain Kodak Contest ~ What Makes A Good Flyer?


This is a topic near and dear to my heart. To say I obsess about Flyers is true. Just ask my husband. Just ask the Marketing Department at our company. Why do I do this? Because I am always on a quest to develop a better and more effective Flyer to market our properties. So -

What Makes A Good Flyer?

I think a flyer has to have good content, including photos and copy to be effective. In today's high tech market, I think a good flyer should have a QR code to a mobile web site where Buyers can see even more photos and more information about the property and community. A good flyer has phone numbers and email addresses and web site addresses for Buyers to grab more information.

What Makes A Good Flier?

I personally think the layout of a flyer is also very important because it makes a statement about me, the Realtor® marketing the property. I think a good flyer helps to get other listings in the same neighborhood, if well presented. I think a flyer that is visually pleasing helps draw the buyer into the home and want more, or helps them remember the home and draws them back in, remembering how much they liked the kitchen, the master suite, etc.

What A Good Flyer Doesn't Have to Have is -


THE PRICE! I know this is a hot topic debated among real estate professionals, and we have done it both ways. Right now we are putting the price on our flyers partly due to the fact that we have so many listings, it is advantageous to get as much information in front of potential buyers as possible, so they have all they need to make that call for an appointment. In our less busy era, we left the price off and did gain some buyers who called to find out the price. But the returns were small and would they have called anyway? Maybe, maybe not, but if they liked the house, I think they would have called anyway.

I am pretty happy with our most recent flyers. Our branding is working well, I really like the watermarks we have added in the upper background, and the visual appeal overall is just great. I think our flyers are really good for what they hope to accomplish, and I expect them to help sell our listings!

Sharon, I've had the same price vs. no price debate in my mind before...but I've decided to include the price because I think it's one more way to qualify buyers before they call. :)

Sharon/Frank, you are right - the price is a de-motivator for a buyer in many cases. Let them see what the home has to offer (in flyer, of course) and then, keep guessing the price. If they know the price, it's a different story - but if they don't and see the price lower than they FELT, you have a deal!
