In the April/May magazine of Realtor Magazine there were Six Easy Tips for home repairs or fix-ups to help sell a house, and are worth the costIf you want to sell a home in today's market these six steps should be discussed.

 

  1. Cleaning and Declutering.  You’re going to be moving. So why not pack up those items you don’t use every day.  It will make the rooms in your house, closets, and cupboards look bigger.  Also, who doesn’t like going into a home that smells sparkling clean.  Average Cost $290/ Return $1990
  2. Brightening.  Let the sunshine in.  Be sure to wash the windows both inside and out. Window coverings that are worn should be replaced. Do you have a light fixture that needs replacing?  Now is the time to do it. Also remove anything that blocks light from entering thru the windows.  Average Cost. $375/ Return $1,550
  3.  Smart Staging. Remove any furniture that makes a room look smaller.  One of the easiest ways is to take the leaf out of the dining room table and have just 2 or 4 chairs around the table..  Incorporate new accessories or artwork.  Playing soft music in the background during a showing is a nice touch.  Average Cost $550/ Return $2,194
  4. Landscape Enhancements.  Adding colorful flowers, bushes, and some fresh mulch adds to the curb appeal.  Be sure your grass does not get to long and is watered to prevent burning.  Don’t forget to trim those low tree branches going up the front walk. Average Cost $540/ Return $1932.
  5. Repairing Electrical or Plumbing.  We all know that today’s buyer does not want to do any repairs after they move into a home.  Now is the time to take care of repairing any electrical or plumbing problems before they become part of an inspection addendum and delay, or possibly causing a deal not to close.  Average Cost $535/ Return $1505
  6. Replacing or Shampooing Dirty Carpets.  Steam Clean Carpets, Replace any Worn Carpets, and if your floor makes a creaking noise have it repaired.  Just the other day a buyer did not place an offer on a home due to a creaking floor.  Average Cost $647/ $1739 Return

Hi Pam - I wonder where the return on cost comes from.  It is not is any appraisal cost manual that I have seen.  I don't disagree with the need to do those six items.
