Selling Grandma's house is often difficult, even when selling to another grandma.Dream Home Staging Training, Fresno, Ca 

In Oakhurst and Fresno California, our home staging company is frequently asked to do consultations and stagings at homes owned by seniors in Oakhurst, it's surrounding communities and in Fresno communities.   

 Here is what we often see:

  1. Decades old floral and plaid furnishings and window coverings.#1
  2. Outdated kitchens and baths with oak cabinets, brass fixtures and vinyl flooring, #2
  3. Outdated light fixtures, #3
  4. Carpet & other flooring issues #4
  5. Wallpapered and paneled walls #5
  6. Rooms cluttered with years of collectibles and memorabilia.
  7. Family photos everywhere.

This blog post is #5 of a series addressing each of the above with photo examples and solutions.  Most of these issues can be addressed with low-cost, creative thinking and a simple consultation our Oakhurst based home staging company to help seller's move forward in the sales process and increase their chances in many that sale faster and for money return on this major investment.

Most of us older than 30 have lived in a home with these features: wallpaper and paneling.  There certainly was a time, in the past when they were both popular decorating trends and favorites of many home owners. Personally, I love wallpaper and all of my homes, in the past 40 years, had wallpaper.  Even our custom home in the 90's had wallpaper borders and I loved them, but before that house went on the resale market, all of those borders were removed.

However, with few exceptions, these items are no longer desired in the homes of today.  Removal is what most professional home stagers recommend when preparing a home for sale.

The following photos are examples of homes that we've staged where the savvy sellers opted to eliminate wallpaper and paneling.  Keep in mind that these are occupied stagings where using what the home seller already owned was necessary to stay within limited budgets.

In this first example, the client first called us in for a redesign and at that time we discussed resale.  One year later the house was ready for staging.

In this next example, simply removing the wallpaper border and replacing grandma's frilly bedding was all that this room needed to be more appealing to buyers.

Ginger- I'm loving this series!  And thank you or inlcuding paneled walls in this.  It's amazing what removing wallpaper or painting over or replacing paneling can do to give a house a fresh appearance.

Brian, I don't think that the faux printed paneling ever looked good, but that's my personal opinion.  Real wood paneling is another thing which we see a lot of in our mountain communities.  I do like wainscotting and painted paneling as an option for updating.  Thanks for commenting.  Love hearing from RE agents!

Hi Ginger! I always cringe when I see a wallpaper border. It's the lazy man's/women's decorating tool!

It's funny how trends change isn't it? Wallpaper is actually making a comeback now but patterns have changed a LOT. Nice work as always. Love the "new" ktichen!

Valerie, thank you. Yes, painting was the only solution with this wallboard product.  It's normally seen in manufactured homes of the 1980's or prior era, but it is still for sale in the big box stores.  The verticals were replaced with lovely sheer illusion shades ($$$) when this client didn't know that she would be selling within the year.  Like you, I detest verticals.

Tessa, and wallpaper border is so-o personal to the owner...it just has to go.  In my experience it's usually easier to remove because the underlying surface has usually been painted, unlike some full wall applications. I do admit that I love that wallpaper is coming back but all that I've seen is generally quite expensive and still very personal.  Thanks so much for commenting.

Ginger - Your series has been so wonderful to read. I have been dealing with a lot of the same issues lately and have used similar solutions (especially the outdated lighting and wood paneling!). I have a home I'm rehab'ing for a client now that had one wall of very old grasscloth wallpaper. It was stuck tight so my painter mudded over it lightly, sanded, primed and painted. You'd never know there was grasscloth underneath. The diagonal pecky cedar paneling we got down with no problem!! ;-) Too bad the herringbone brick tile flooring in the kitchen isn't as easily removed - the flooring installer had to jackhammer it out. Yikes!! Never a dull moment in our staging world, is it?!

I saw tour house like those you describe just yesterday.  And while no one expects Grandma to swallow the bitter pill of a complete overall, just taking out half of the crocheted do-das and country decorator items would have gone a long way to making the home have broader appeal.

Karen, it is a hard pill to swallow that others won't love your home as much as you when it decorated in a non-current style, BUT buyers just don't want OLD and OUTDATED.  Hope that someone is being honest with the seller of the house on your tour.  Thanks for commenting.
