April 2011 ending up falling short of April 2010 sales, with only 54 posted compared to 66 in April 2010. There still may be a few more sales recordings over the next few days so we'll see how things end up. Here is your update for this past week:

New Listings
Sandpiper 207 is new on the market priced at $270K after selling for $299K in 1/03. If you don't mind being on the road, this is a great unit as it's painted with a myriad of tropical colors. It was previously listed for a short period of time from 5/08 to 10/08 starting at $522,500 and reducing to $512,500. Short sale ocean view Cliffs 4202 was purchased for $590K in 9/07 and is now listed for $349K. A good buy for this 1 bed, 2 bath unit.

Contingent
Ka'iulani 43 sold for $1.650M in 3/08 and initially came on the market at the slightly higher price of $1.695M 221 days ago. In 2/11 it was reduced to $1.350M and went into escrow this week with that list price. It is not a short sale. Short sale ocean view Ali'i Kai 5103 went into escrow while priced at $389,900 after initially coming on the market at $599K 275 days ago. This unit was purchased for $835K in 6/05.

Sales
Bank REO Hanalei Bay Villas 1 finally sold this week for $364,300 while listed for $383,400. Unit 1 sold for $700K in 6/05 and was foreclosed on by the lender in 4/10. This unit came on the market initially priced at $509,900.

Price Changes
Ka'iulani 49 sold for $1,502,610 in 9/07 and reduced from $1.150M to $1.075M while unit 9, which sold for $2,008,207 in 2/08 went from $1.985M to $1.750M. FNMA REO Sandpiper 128, which was purchased for $490K in 6/05, reduced to $214,900 from $229,900. Short sale Hanalei Bay Villas 23 made a substantial price reduction, going from $439K to $399K. This unit sold for $600K in 6/04. Short sale Nihilani 32A reduced from $515K to $505K and last sold for $985K in 3/06. Now on to your Princeville home update:
