Want to know why your home is not selling?? Visit the Competition!!

Your home has been on the market for several months with very few showings and as time goes by those showings even begin to dwindle.  Your real estate agent has advised you that a price decrease may be best to gain an edge over the other listings in the area.  But, you are not sure...

You don't want to give your house away but you have a time-line that you want to stay with to accomplish your other real estate goals. 

Then, in my professional opinion, it's time to check-out the competition!

There are three great benefits to checking out the competition:

  • You will instantly know if your home needs more improvements to catch the attention of distracted buyers.
  • You will get a sense for what homes are going for in the area.
  • You will see if your home fits in with the other homes or if it stands out.  (Hint: You want your home to stand-out and be memorable in its price range.)

Selling your home CAN be done.  But, you have to think like a buyer and stand-out. Don't be afraid to check out the competition.

Shanta, this a great advice for sellers.  I can truly pickout my most motivated sellers when they will go out and look at their competition and not because they want to buy the property but because they want to make sure their home "stand out" or be the best available within the correct price range.

Thanks Joan for responding to this blog!!  I truly believe that the only way for sellers to "see" what they have to do is by visiting the competition.  That way they can see how our advice will help with the marketing of the home.

Hello Matt!!  Just take them out and set-up the appointments.  Their point-of-view will be changed once they see the other listings.  It may take some stroking but really point out that it must be done.  We are visual beings and "seeing" it will give your sellers some insight on how their home measures up to the competition.

Shanta - the other benefit this accomplishes is to assure the you are not helping to sell your neighbors house.  Let me explain - properly priced homes sell  When you home is over priced all you are doing is help sell your neighbors house.
