Not getting your offers accepted?   Try these rapid fire tips for getting your offer accepted on a property in and around Antioch, Ca

 

Presenting the offer

 

1.   Good:   Fax or Email the offer

2.   Better:  Hand deliver it to the listing agent.   

3.   Best:     Sit with the Seller and present your offer directly to the Seller with your lender

 

Items to include in your offer

 

1.   Letter of introduction 

2.   Picture of the Buyer/Buyers Family

3.   Statement verifying down payment funds

4.   Copy of the deposit check

5.   Pre approval letter (not a pre qualification letter) subject only to preliminary title report, appraisal, and purchase contract.  

6.   Fully completed contract customarily used in that area

7.   Applicable addendum's IE.. Short sale or REO addendum

8.   A call to the listing agent from the Buyers Lender expressing confidence in the Buyers ability to close escrow on time.  

 

Tips to improve your offer

 

1.  Find out how much time the seller needs to move  before writing the contract, then give it to them.  

2.  Provide the Seller a few extra days to move after the close of escrow

3.  Increase the earnest money deposit to a full 3%

4.  Use the increase of deposit to gradually increase the deposit to 3%

5.  Increase the down payment

6.  Shorten buyers investigation, appraisal, and loan contingency to 7 days or less

7.  Assume responsibility for the current Tenant

8.  Pay for more of the customary closing costs.  Ie... County transfer tax, home warranty, reports, etc

9.  Contact Sellers Agent ask their title company, natural hazzard co., and home warranty co. preference

10. Provide the Seller the refrigerator, washer, dryer, fountain, etc...   That they would like to keep.   

11.  Pay your own closing costs

12.  Place your deposit in escrow immediately after acceptance

 

Other tips

 

Multiple offers

 

On offers $0-$200,000

Assume the first offer is at asking price or below

Every additional offer needs to be increased incrementally $2,500

 

On offers $200,000-$500,000:

Assume the first offer is at asking price or below

Every additional offer needs to be increased incrementally by $5,000

 

On offers $500,000-$750,000

Assume the first offer is at asking price or below

Every additional offer needs to be increased incrementally by $7,500

 

On offers $750,000+

Assume the first offer is at asking price or below

Every additional offer needs to be increased incrementally by $10,000

 

Provide the Seller 24 hrs to respond to any offer
