WHEN THE FLEMING ISLAND SIGN SAYS 'SOLD' - IT IS CONTRACT PENDING

When Fleming Island buyers drive around and see bright red "SOLD" sign riders on top of real estate signs, what it really means is that there is a contract on the house and it is 'CONTRACT PENDING.' When the house is really SOLD, the sign will be gone. A Buyer does not want a real estate sign saying SOLD sitting on their lawn when they are moving in and for a couple of weeks afterward.

In the interest of greater transparency, a CONTRACT PENDING rider is the correct one to put on top of the sign if the Listing Agent wants to promote themselves to the neighborhood.

It is tempting to want to put SOLD on the sign to, but the house is not legally sold until it closes and that is when the sign comes down. 

This post was inspired by Ardell DellaLoggia's article about the same topic. It is an occurrence I have seen often enough that I wanted to write about it for our market to correct any misconception on the part of area residents and relocating buyers.

Fleming Island area Realtors® would better serve the public by a CONTRACT PENDING rider vs. a SOLD one.

Agreed.  I think some put sold signs as a way to say "Hey, seller...look, I get results!"  Sort of an early postcard mailer without the postage!

I am going to disagree with you on this Sharon. When I see a BOLD SOLD sign the 1st thing that comes into my head is the home is REALLY SOLD. When I see a contract pending sign I think the deal may not stay together.

If someone is thinking of selling their home in that neighborhood and they consistently see SOLD signs from a particular agent isn't that agent more likely to get business?

Gary, it is definitely a way to promote oneself.

Bill, I always appreciate your perspective. I agree SOLD is stronger, but it is misleading if the deal doesn't hold together, especially if it's a short sale. I would be more comfortable putting a SOLD after all the contingencies were removed.

Sharon don't take this the wrong way but you are thinking like 90% of the agents out there would. How many of your deals fall apart after you get a contract? I am going to bet not many. I put the sold sign up right after the home inspection. 95% of the time the deal closes. I am not worried about the 5% it doesn't. When my sold sign goes up quicker than everyone elses the people that live there remember that and call me when they are ready to sell.

Bill, you are right, not many of our deals fall through and I can't argue with your success of getting and selling listings, so it must be working for you.
