WHEN THE FLEMING ISLAND SIGN SAYS 'SOLD' - IT IS CONTRACT PENDING
When Fleming Island buyers drive around and see bright red "SOLD" sign riders on top of real estate signs, what it really means is that there is a contract on the house and it is 'CONTRACT PENDING.' When the house is really SOLD, the sign will be gone. A Buyer does not want a real estate sign saying SOLD sitting on their lawn when they are moving in and for a couple of weeks afterward.
In the interest of greater transparency, a CONTRACT PENDING rider is the correct one to put on top of the sign if the Listing Agent wants to promote themselves to the neighborhood.
It is tempting to want to put SOLD on the sign to, but the house is not legally sold until it closes and that is when the sign comes down.
This post was inspired by Ardell DellaLoggia's article about the same topic. It is an occurrence I have seen often enough that I wanted to write about it for our market to correct any misconception on the part of area residents and relocating buyers.
