I (Jared) showed a couple some houses in Fort Wayne on Tuesday and Wednesday. On Wednesday we found a very nice home that they decided they wanted. The kitchen was fantastic, the living room and family room were spacious, and the bathrooms were just right!
There were a few negatives. The size of the master bedroom was a little smaller than they wanted and the backyard was also smaller than they liked. We decided to think about it for a day and then go see two others.
I didn't tell the couple this, but I scheduled another showing for the house they thought they wanted after the two showings I scheduled for the next day.
Guess what? They didn't like it as much the second time through. It was the same house, but it was like they were seeing it for the first time.
The fantastic kitchen was fantastic because of how it looked. Ceramic tile back splash, stainless steel appliances, and granite countertops were nice to look at, but after further review the kitchen wasn't quite as functional as they wanted.
The spacious family and living rooms were TOO spacious. They realized that their existing furniture wouldn't come close to filling the rooms. They were just TOO big.
The smaller backyard that they were willing to deal with looked even smaller this time around. With 2 medium sized dogs they realized that it just wasn't big enough.
Of course we like writing offers and closing deals... but we like happy clients more. If they would have purchased this house they wouldn't have been happy living there, and that isn't good for anybody. I'm glad they saw it again, and I'm glad we didn't write an offer. They just wouldn't have been happy there.
