Last Wednesday night we had our semi-monthly Broker RoundTable meeting of the Mike Watson Institute of Real Estate Investing. As usual we had about twenty people in attendance. The membership is made up of Mike Watson students. Most of us are real estate brokers but some are investors, contractors, architects, and other real estate related service providers.

Mike Watson is having his two-day workshop, "Becoming your own best client" next week in San Diego. All existing Mike Watson students are encouraged to attend.

The meeting always starts with a discussion of the "market." As we have a half dozen or so mortgage brokers in attendance, the changes in the lending landscape are always well commented on. I discussed a new product that I think will "benefit" investors. It is Paul Financial's Equity Advantage program. It allows investors to "tailor" their mortgage payment to the rental income in order to avoid negative cash flow.

Again it was remarked that San Diego should get a high value area limit like Hawaii has.

Next we discussed deals in process. Nothing new was introduced so we just "kicked the tires" on a couple of previously discussed deals.

Another member has a client that is developing a Holiday Inn Express in Peru. We discussed the market dynamics there and he invited participation from within the group. It almost sounds good enough to me to "re-position" some of my retirement investments.

The meeting was closed, or adjourned at 8:30pm. An informal session continued for another half hour. It seems that enthusiasm is coming back.
