Are You Losing the Big Picture When Buying or Selling a Home?

Real Estate Agent with RE/MAX Elite 513.520.5305 SAL.2002007747

Big PictureAre You Losing the Big Picture When Buying or Selling a Home?

Buying or selling a Warren County home can be stressful.  We won't argue that point.  As your REALTORs®, we'll do everything we can to ease your concerns, to make that buying or selling experience as smooth and pain free as possible, but we're NOT miracle workers.  And as you go through the process, it's easy to lose sight of the BIG PICTURE!

When you're buying a Warren County home, there are LOTS of things to consider about buying your new home.  School district, price, condition, features of the home, etc.  But there are some things that need to go WAY down your priority list or you may eliminate some great homes for what might actually be an insignificant reason.  Paint color and wallpaper are two items that quickly come to mind!  We've often seen buyers react strongly to something that is correctable.  Yes, painting might not be what you WANT to do, and NO ONE in their right mind likes removing wallpaper, but if everything else matches your wish list, should you be removing this home from your list?  Or maybe you're too focused on buying a distressed property and miss other good deals?  With less than 10% of Warren County homes for sale in this category, you're severely restricting your options.

And for sellers, the refusal to depersonalize may just be costing you buyers.  We know it's hard to turn YOUR home into something the buyers may see as THEIR home, but it's an essential part of maximizing your opportunity to sell.  Those same buyers in the paragraph above are the same ones who CAN'T look past your Pepto Bismol pink bedroom or your collection of 436 cow salt shakers.  Shiny baubles distract your buyer.  They'll remember your home, but not for the reason that you want them to.

And the following is something that afflicts both sides of the deal.  The last few DOLLARS during negotiation.  You've come so far, you've gotten so close, but neither can concede that last little bit.  It's like the old Clint Eastwood spaghetti westerns with the gunfighters staring at each other.  Who's going to flinch first?  You BOTH want the same thing, to exchange ownership of the house!  For the buyers, while you're countering for the fifth time, ANOTHER buyer could be dropping an offer in that trumps yours!  Do you REALLY want to take that chance?  Don't assume the sellers will give you an opportunity to match either!  And sellers, how long do you think you'll have to wait for the NEXT offer, the one that may or may NOT be any better than this one?

So can you stay focused on THE BIG PICTURE?  We'll do our best as your REALTOR® team to keep you on target, but we're going to need your help!

Hi Bliz,

This is very true, even though I would really avoid removing "wall paper"...haha, that's not fun but certainly not a deal breaker.

Great little clip. It's been eons since I saw that movie. We all definitely have to stay focused and keep our eye on the prize that being the best outcome possible for our clients.

Thanks for posting.

It is a team approach and sellers who want to sell their home in this market need to do their part...many of them do not see the big picture.  Great post!!

Liz & Bill - Excellent post!  I always tell buyers to focus on location and layout, everything else can be changed.  Paint and wallpaper are the easiest and probably some of the least expensive things to change.

Bliz, depersonalizing the home is so important. Thanks to HGTV, more sellers 'get it' now but it is still hard for some of them to put away everything.

Bliz ~ funny you mention the cow salt shakers.  I had a client about 12 years ago that collected cow stuff.  They had an entire spare bedroom all of cows!

Mary, Sometimes getting in a subdivision where everyone knows all about ALL that happens there is pretty interesting.  Where the only differentiator is that ceramic tile floor in the entry.... :)

Rosanne, It is almost funny what will get a home rejected for!  And those developments are like brands....people want to live where their friends know the name of the place!

Joe, It's a common issue, and agents aren't immune.  We're human too!

Dimitri, Been there and done that with the wallpaper personally, removing it IS most definitely a pain, but it's another doable item and shouldn't stop someone from losing a home.

Patricia, I think more see it now than ever before.

Michelle, No doubt.  Can't fix location, but you can sure fix cosmetic items.

Sylvia, We've watched that game of chicken too many times!

Sharon, True.  We have people specifically ask about staging and what they need to do.  There may be much on those shows I don't like, but that aspect has really paid off.

Dawn, Cows, pigs.....any farm animal is probably fair game.  Mix in a liberal sprinkling of some ceramic collectibles and we're all set! :)

Dagny, I'd forgotten about the empty gun too, but remembered there was some trick to the duel.

Ellen, Almost always like to have some humor involved :)

Peptol Bismol Pink Bedroom-LOL. Bliz that is too funny. That is a new one for me. But like you said we are not Miracle workers. Might tell that to one of my clients next time when they ask me "How come we haven't sold our house yet?" Suggested this one for a feature. Great post.

Great advice. I don't know how many times I've heard buyers remember a certain house because of the paint colors or the collections - but they didn't remember the floor plan or whether they liked the kitchen.

Wish I could watch the movie - sounds like it really fit your blog. But... I'm on Wild Blue. And movies are no fun when they pause every 4 seconds. (Although it does make for some humorous still shots of faces in mid-word.)

Good morning, Bliz. I liked the flick. Clint Eastwood was so good in these movies. BTW, How about this for Peptol Bismol pink...

Lanre, was actually a bathroom that was that pink....and the buyer's little girl loved it!  We wonder if he repainted or it's still that way? :)

Robert, Nope, always something to contend with!

Marte, The clip was the three way duel scene at the end of The Good, The Bad, The Ugly!  Too bad on your service, have been there with the stuttering feeds and you can get some interesting stills :)

Michael, I think you've got it :)
