Orphans - are you losing your sellers and buyers to other agents?

Are you staying in touch with your buyers and sellers? If you are not, thank you, because your client may become my client in a short time.

Recently, I went to a closing for one of my listings. The buyer started asking me questions about the local real estate market and asked me to put him on my email list. I looked at his agent and she shrugged and said, "Sure. Why not?". Since that closing, the buyer and I have talked several times and had lunch, where he told me that the next time he moves, I'll be his Realtor and that he will recommend me to his frineds and employees. That buyer is the president of a major company, with employees often moving into, and out of, Atlanta!

Many homeowners comment that their previous agent didn't work very hard or smart for them. This should become an opportunity to add that person to your SOI and to become his/her/their new agent. Are you picking up your fair share of "orphans"?

The listings you don't get, do you ask why in a unsnarky way? That is how you learn what others are doing you are not. Feed back comes from reaching out, asking. If you just get upset you see red and jump to the wrong conclusion.
