Presentation is everything!  Preparing your home for sale in today’s real estate market is essential.  With many more competing properties on the market, you must make your home stand above the competition.  Every seller wants to have their home sell quickly and for top-dollar.  But, in order to accomplish this result, sellers must plan to turn their home into an irresistible and marketable property where prospective buyers will fall in love with and make an offer immediately after seeing it.  Below, please find some helpful staging tools to get your home ready for sale:

1.  Disassociate Yourself With Your Home
Make the decision to separate yourself from your home.  You must break away from your personal relationship with your home and look at it as a product to be sold on the open market.  You must now look at your home and see what needs to be done in order for your product to be purchased by a prospective home buyer.

2.  De-Personalize
Put away all personal photographs of your family.  You don’t want potential buyers to become distracted when previewing your home.  Also, buyers want to see your home and picture their own personal photographs on your walls.  You want buyers to say that they can see themselves living in your home.

3.  De-Clutter
During your homeownership, you and your family have collected a lot of items that may cause your home to seem too cluttered and lack open space.  Look at the items in your home and see if you can remove some or possibly donate extra items to charity.  You should clear away all countertops and put rarely used items away for storage.  As you de-clutter your home, you will see how the extra space will impress potential buyers.

4.  Curb Appeal
The outside of your home will be the first thing a potential buyer will notice when arriving at your home.  Paint the exterior of your home if necessary.  This improvement will do more for sales than any other factor.  Remove all toys and gardening tools from your yard.  Make sure that your home’s lawn is well manicured and spruce-up the front entrance of your home with fresh plants and colorful flowers.  If you make these exterior improvements, buyers will form immediate impressions of your home and will be excited to come inside.

5.  Rent Storage Space
Almost every single home shows better with less furniture.  When a potential buyer previews your home and sees less furniture, your home will appear larger and more spacious.  Remove extra couches, chairs, tables, and other spacious items and put them all in storage.  Afterwards, you will see how much larger your interior of your home will look.

6.  Make Minor Repairs

7.  Make Your House Spic & Span
Make your home shine and clean all rooms.  Make all rooms in your home smell clean and fresh.  Pressure-clean your sidewalk and walkways.  Vacuum all rugs and wash all floors.  Make sure to dust your furniture and all ceiling fans, lighting fixtures, and other hard-to-reach areas in your home.  When a buyer comes into your home, they should see a tidy, organized, and clean home.  A well-kept home shows better and will lead to more offers and ultimately a sale.

8.  Pretend That You Are They Buyer
Walk outside of your home and take a look at it from the street.  Does your home have curb appeal?  Does your lawn and garden look well maintained?  Is your driveway free and clear of any toys, gardening tools, or other items?  Does your sidewalk and entryway look clean? 

The interior of your home should give you a warm and welcoming feeling.  Does the home look well-maintained and smell fresh and clean?  Are all of the rooms free of clutter and unnecessary items?  If all of the answers are yes, then you are now ready to sell your home and welcome prospective buyers into your house.  You will now have a much better chance of receiving an offer on your home.  Also, your home will definitely stand above the competition in the neighborhood.
