Thanks, Nicole.  It is a cute house.  The seller is a perfectionist and wouldn't let me list it until there was absolutely nothing left to fix.

Dwayne, I listed the house Saturday and got an offer on Tuesday.  We have invited the potential buyers to sweeten the offer and expect to hear back from them this weekend.  Meanwhile, there have been 8 showings in the last 7 days.  The North Dallas real estate market has not been severely impacted by what is going on in the rest of the country.  The southern part of Dallas County is not in as good a position.

Yes, Hillcrest is a busy street, but it's not as bad that far north as compared to the LBJ/635 area.  And the living area and master bedroom are located in the back of the house so you don't hear traffic.  This seller truly believes in the power of positive thinking.  Seems to me, it's working!

This location is appealing to those with children in the Ann And Nate Levine Academy (formerly the Solomon Schecter School) as it is right across the street.  And it is only a .5 mile walk to an Orthodox synagogue.

Thanks, Maureen.  It's difficult to find a decent home under $200,000 in this neighborhood.  It is priced to SELL!  Plano schools is a big +.

Does it look staged?  The seller did it himself with the things left over after his moving sale.  He is living elsewhere, although he's still over there all the time, watering the lawn or tidying up after showings.
