Buyer Tip #1 - You've got to have a ticket to get in the game!

If you are going to the game you know that you need a ticket to get in.

The home buying game is no different.  You need a ticket to buy.  What is the ticket?  

$$$$ Proof of Funds $$$$  ..... a.k.a "Show Me The Money"

Proof of funds can be in a couple of different forms but in most situations it will be one of two things.

    1. A mortgage pre approval letter.  This shows the sellers and sellers agent that you can get a loan to buy the house and that you are qualified to buy in the price   range that you are offering. The lender will also make sure there is nothing out of order in your credit report. Even you are are certain that your credit is excellent you'll need to prove it in order for sellers to take your offer seriously.

    2. A bank statement showing you have the cash available and don't need a mortgage.

If you don't have financing or ready cash available you're not buying.  Plain and simple.  You can watch the game on TV but you won't be there live until you are ready to buy.
