Selling Smaller HomeJust like people, houses come in all shapes and sizes. Look around Towson, Monkton, or Timonium, and you'll see all the variations. Is bigger always better? Not necessarily. In fact, smaller homes are selling faster in today's market than some of their larger relatives. The trick, according to USNews.com, is helping buyers to see all the advantages of owning a smaller home. Here are some strategies.

De-Clutter - Unfortunately, even a little clutter makes a small house look smaller. So when you're selling, pack all non-essential things into a rental pod or storage unit. Clear the countertops of appliances. Take half the clothes from your closet, and then organize the remaining clothes so it looks like there's lots of space. If your bedroom or kitchen doubles as your office, put the computer away so buyers don't think there's too little room to work with. Other ways to add space include glass-topped tables and tall green plants. Aim to make the home look cozy, comfortable, and inviting--not bare.

Light It Up - The more light, the more spacious things feel. Clean the windows and replace dark, heavy curtains with white and lacy ones. Tall corner lamps that shine the light up can also create the illusion of more space.

The Green Advantages - In general, smaller homes are more economical to heat and cool, which is a plus in this economy. Use signs or brochures to inform buyers about any energy-saving (aka money-saving) features, such as energy-efficient windows, insulation, solar panels, or appliances.  Show a buyer how they'll save money living in your home.

Landscaping Tricks - If your yard is also small, create depth with landscaping. Put taller plants close to the door or deck and use progressively smaller plants as you go further back into the yard. This trick makes the yard appear to go back farther than it actually does.

Remember that space is what can win a buyer's heart so keep the home looking neat, light, and un-cluttered. A smaller home does require a little extra work to make it sell, but these techniques can help showcase the advantages of your cozy abode.
