Big PictureAre You Losing the Big Picture When Buying or Selling a Home?

Buying or selling a Warren County home can be stressful.  We won't argue that point.  As your REALTORs®, we'll do everything we can to ease your concerns, to make that buying or selling experience as smooth and pain free as possible, but we're NOT miracle workers.  And as you go through the process, it's easy to lose sight of the BIG PICTURE!

When you're buying a Warren County home, there are LOTS of things to consider about buying your new home.  School district, price, condition, features of the home, etc.  But there are some things that need to go WAY down your priority list or you may eliminate some great homes for what might actually be an insignificant reason.  Paint color and wallpaper are two items that quickly come to mind!  We've often seen buyers react strongly to something that is correctable.  Yes, painting might not be what you WANT to do, and NO ONE in their right mind likes removing wallpaper, but if everything else matches your wish list, should you be removing this home from your list?  Or maybe you're too focused on buying a distressed property and miss other good deals?  With less than 10% of Warren County homes for sale in this category, you're severely restricting your options.

And for sellers, the refusal to depersonalize may just be costing you buyers.  We know it's hard to turn YOUR home into something the buyers may see as THEIR home, but it's an essential part of maximizing your opportunity to sell.  Those same buyers in the paragraph above are the same ones who CAN'T look past your Pepto Bismol pink bedroom or your collection of 436 cow salt shakers.  Shiny baubles distract your buyer.  They'll remember your home, but not for the reason that you want them to.

And the following is something that afflicts both sides of the deal.  The last few DOLLARS during negotiation.  You've come so far, you've gotten so close, but neither can concede that last little bit.  It's like the old Clint Eastwood spaghetti westerns with the gunfighters staring at each other.  Who's going to flinch first?  You BOTH want the same thing, to exchange ownership of the house!  For the buyers, while you're countering for the fifth time, ANOTHER buyer could be dropping an offer in that trumps yours!  Do you REALLY want to take that chance?  Don't assume the sellers will give you an opportunity to match either!  And sellers, how long do you think you'll have to wait for the NEXT offer, the one that may or may NOT be any better than this one?
